Commercial duct cleaning

Central AC duct cleaning in Al Harazat

In Al Harazat, east Jeddah, large villas and modern residential towers depend on central AC with complex, branched ductwork. The duct carries dust and moisture over long distances, so Alrabih cleans it section by section to restore efficiency and balanced distribution.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Harazat is a modern eastern district with relatively spacious layout, featuring large villas with gardens and extensive outdoor space and modern apartment towers with multi-floor units. These buildings typically have complex central duct systems that branch to cover multiple wings or floors, and branched ductwork means dust and moisture accumulate unevenly in each branch depending on location and use intensity. Coastal humidity and dust move at different speeds through different branches, potentially causing uneven blockage and under-cooled zones. Regular cleaning of branched ductwork ensures balanced distribution across all areas.

Al Harazat lies in east Jeddah, a modern residential area with relatively spacious layout, large villas and tall towers distributed with planned urban design.

Villas and towers in Al Harazat typically have a central duct system with complex branches feeding different wings or floors unevenly.

The AC setup in Al Harazat

  1. 1

Central duct branching to multiple wings

Large villas and towers in Al Harazat typically have a main duct branching to feed multiple wings or zones at different air speeds and pressures.

  2. 2

    Duct branches of unequal length

Different duct branches have vastly different lengths, causing uneven blockage and unequal dust and moisture accumulation in each branch.

  3. 3

Duct installed in varied walls and zones

Main and branch duct runs through varied locations in the villa or tower, requiring careful inspection from multiple points to assess blockage in each branch.

Before the visit

Before our visit in Al Harazat

  1. 1

Identify the number of branches and wings

Tell us how many main branches the system has and how many wings or zones it serves, and which ones complain of less cooling or uneven distribution.

  2. 2

Locate the AHU and confirm access

Tell us the exact AHU location and whether it is in a plant room or on the roof, and how to access it safely.

  3. 3

Confirm access to branches and sections

Check that main inspection points on the main duct and branches are accessible without requiring extensive ceiling removal.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Different wings of our villa have different temperatures on the same system, is that a duct problem?

Yes, branched ductwork can block unevenly in each branch, affecting flow and cooling in some wings. Cleaning restores balance.

How do you clean branched duct without tearing up all the ceilings?

We use inspection and cleaning techniques from terminal vents and main duct sections, minimising the need to open ceilings extensively.

Our north wing is cooler than the south wing, does the AC need adjusting?

The duct may be the issue before adjusting anything, partial blockage in the south branch could be the cause. Duct cleaning should come first.

Our humidity is high, are some duct branches more prone to mould than others?

Yes, less-used branches with slower airflow accumulate moisture and mould faster. Regular cleaning prevents moisture, mould and odours across all branches.
