When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Buildings here are modern and spread across moderate grounds, including mid-to-high-end hotels, residential towers and government and administrative buildings, most with central cooling but varied layouts by owner. Intense heat and coastal proximity mean dust and salt accumulate at a moderate rate, and ducts need regular cleaning. Access is typically easier than in dense old districts, but coordinating visits with management or staff may be needed, especially in government buildings.
Al Karamah lies in south Jeddah and is a mix of modern hotels, residential towers and government buildings.
Most buildings have central ductwork distributed via upper plenum or underfloor, with outdoor units (chillers and packs) on roofs or in secure courtyards.
The AC setup in Al Karamah
- 1
Upper-plenum distributed ductwork for residential towers
The system typically starts from a central plant room and branches upward through a tight upper space before reaching each floor.
- 2
Separate or shared ductwork by building function
Hotels may have separate ducts for guests and services, whereas residential blocks and government buildings usually have one shared system.
- 3
Outdoor units on monitored roofs
Outdoor units are on secure, monitored roofs, but washing lines or antennas may block access.
Before the visit
Before our visit in Al Karamah
- 1
Get ductwork diagrams from building management
Request duct diagrams and main plenum and branch layouts; if not available, ask for the original contractor's or consultant's name.
- 2

For government buildings, contact the security office or reception beforehand and brief them on company name, team and agreed hours.
- 3
Confirm team access to plant room and roof
Verify that the plant room door, roof and any security card or lock is readily available on visit day.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Government building with strict security procedures, does that make cleaning difficult?
No, but we need advance coordination with security and management. We will provide team names and phone numbers so staff can verify easily at the entrance.
Medium-sized hotel, can cleaning happen while guests are active?
Yes, we can clean in phases without shutting down the whole system. We agree with hotel management on ideal times (like midday) when guests are away on activities.
The ductwork is fairly extensive, are there weak points prone to leakage?
Long ductwork may leak slightly at joints or where exposed to direct rooftop heat. Visual inspection during cleaning identifies any leaks, and we can recommend repairs.
Outside space is limited, how do you position your equipment?
We position portable cleaning equipment near the plant room entrance and use flexible hoses to span distance if needed. We ensure emergency routes and entrances stay clear.
