Commercial duct cleaning

Central AC duct cleaning in Al Fadilah

In Al Fadilah, south Jeddah, expanding modern residential and commercial complexes run central AC systems where dust and humidity accumulate in ductwork. Alrabih cleans ducts and coils with precision to maintain system performance and cooling balance.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Fadilah is a fast-growing district south of Jeddah, housing modern residential towers, commercial buildings and new hotels with unified central AC systems. The southern location exposes buildings to dust and salt-laden winds from the sea, and rapid development often means maintenance schedules are incomplete. Duct cleaning here is vital to ensure cooling efficiency and ease strain on relatively new cooling systems that may carry heavy usage loads.

Al Fadilah is a new residential and commercial district in south Jeddah, known for rapid growth and new construction projects.

Most modern buildings in Al Fadilah have central AC systems with powerful main cooling units and complex ductwork serving many residential and commercial units.

The AC setup in Al Fadilah

  1. 1

Powerful central system for modern buildings

Modern high-capacity main cooling units in standard plant rooms serve advanced ductwork networks reaching many residential and commercial units.

  2. 2

Coil and drainage to modern specifications

Coil and drainage meet modern specs with a separate, tightly sealed drainage system reducing buildup and mould issues.

  3. 3

    Modern ductwork with smart controls

Ductwork designed to modern standards and may include smart control valves or electronic monitoring to optimise air distribution.

Before the visit

Before our visit in Al Fadilah

  1. 1

Request system plan and specifications from management

Ensure you have the system map and specifications from building management, especially if the system is new or complex.

  2. 2

Confirm plant room location and main unit placement

Confirm the plant room location and safe team access, and exactly where the main filters and main unit are positioned.

  3. 3

Coordinate the date with building management and tenants

Agree with building management on a suitable date, and notify tenants and commercial units in advance of any expected system downtime.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

The district is growing fast, is a regular maintenance plan necessary for ductwork?

Yes, rapid growth often delays maintenance schedules, so we recommend starting an annual cleaning schedule to ensure peak performance.

The winds carry dust and sea salt, are ducts and coils affected more than other areas?

Yes, salt and dust accumulate rapidly in ducts and coils here, so we recommend semi-annual or annual cleaning depending on usage levels.

Does duct cleaning reduce breakdowns in the new system?

Yes, clean ducts reduce strain on all system components, extending its lifespan and lowering breakdown risk.

Does the air-conditioning shutdown during cleaning last long?

We clean in logical stages, and usually coordinate with management on low-usage times to minimise any disruption.
