When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for
Office staff complaining of stale air and dust
We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

What the cleaning covers
- Camera inspection before work
- Main trunk section by section
- AHU coil and plenum
- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Al Quzain is a relatively modern residential district with family villas and small apartment blocks set among open spaces and gardens. Some buildings are new with modern central systems, others are older with aged systems, creating varied cleaning needs by system age. Humidity, dust and intense summer heat affect all systems here, and periodic duct and coil cleaning maintains efficiency and noticeably cuts power use.
Al Quzain lies in south Jeddah, a residential district of villas and small apartment blocks among gardens and wide streets.
Central AC systems here range from modern to older units, mostly mounted on roofs or upper rooms.
The AC setup in Al Quzain
- 1
Villas with single central units
Most villas here have a single AHU on the roof or in the back garden.
- 2
Small blocks with shared central systems
Small blocks here usually share one or two AHUs covering the floors.
- 3
Unified ductwork with balanced distribution
Ducts distribute air evenly across all rooms, sometimes branching by zone in larger villas.
Before the visit
Before our visit in Al Quzain
- 1
Contact villa owner or block management for a convenient time
The open layout gives you more scheduling freedom, but always confirm the visit time with the home owner in advance.
- 2
Check safe access to the roof or garden where the unit sits
Ensure the path to roof or back garden is safe and that the villa roof is solid and walkable.
- 3
Designate equipment staging away from gardens and living areas
Agree with the villa owner on a safe equipment staging point away from gardens or seating areas.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Do the newer and older villas here have different cleaning needs?
Yes, newer villas need periodic cleaning to maintain peak performance, while older ones need deeper cleaning because systems have run years without effective maintenance.
With villas and blocks spread across the area, how easily do you reach the equipment?
The open spaces and wide streets make reaching villas and blocks straightforward, and we do not need complex coordination like denser areas, but we contact the villa owner in advance.
How does the intense heat and humidity here affect the air ducts?
Intense heat and high sea humidity speed up moisture and mould buildup inside ducts, cutting airflow and raising cooling load, and regular cleaning reduces this pressure.
How do you work safely around wires and pipes near ducts during cleaning?
We survey the area around ducts before starting, disconnect power from the system, and work carefully around any pipes or wires near the work zone.
