Commercial duct cleaning

Central AC duct cleaning in Al Sawari

In Al Sawari, north Jeddah, central AC systems serve modern multi-storey residential blocks, but their ducts gather dust and moisture quickly. Alrabih's team cleans the main trunks, coils and plenums section by section, restoring airflow without shutting the building down.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Sawari's buildings are relatively modern and uniformly designed, with residential units spread across several floors served by a single central AC system. The horizontal and vertical ducts run through internal walls and multiple floor slabs, so cleaning requires coordination with building management and access to the plant room. Dust and moisture from different units accumulate in the runs, cutting airflow and raising fan load.

Al Sawari sits in north Jeddah, a district of modern multi-storey blocks with unified central AC systems.

Most blocks here have one central AC system serving all residential units, with a single air-handling unit in a plant room on ground or basement level.

The AC setup in Al Sawari

  1. 1

Single central system across multiple floors

One air-handling unit distributes air through main horizontal and vertical runs connecting all flats in the building.

  2. 2

Ducts routed through walls and floor slabs

Most ducts are concealed in building walls or run through suspended floors, limiting access in some areas.

  3. 3

Central filters in the plant room

Main filters are mounted in the air-handling unit in the plant room and are easier to clean than the ducts themselves.

Before the visit

Before our visit in Al Sawari

  1. 1

Confirm the visit time with building management

Prior coordination is essential to secure the team's access to the plant room and various sections without clashing with other maintenance schedules.

  2. 2

Locate the plant room and main filters

Tell us where the plant room is (ground or basement) and where the main filters and large runs are located.

  3. 3

Ensure keys and lighting are ready

Make sure the plant room is unlocked with adequate lighting, and that building management knows the visit time.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How often should a residential block's central ducts be cleaned?

It depends on unit usage and filter quality, but a residential block with multiple occupied flats typically needs cleaning every two to three years to keep airflow healthy.

Will the building lose power during duct cleaning?

No, we clean sections sequentially while the system runs or is partially paused, coordinated with building management to avoid power cuts to the flats.

Jeddah's humidity causes buildup in the ducts, how do you handle it?

Coastal humidity encourages mould and damp deposits in the runs, so we clean thoroughly and check condensate drainage to prevent quick reaccumulation.

Our plant room is in the basement, can your team reach it easily?

We need to know the plant room location and access beforehand, and we coordinate with building management to secure keys, lighting and safe entry.
