Commercial duct cleaning

Central AC duct cleaning in Al Surur

Al Surur in South Jeddah hosts schools, libraries and government buildings with central AC systems distributing clean air to classrooms, halls and offices. Dust buildup in the ducts cuts airflow and affects student and staff focus, so we clean the runs and coils to restore a healthy environment.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.

What sets this district apart

Schools, libraries and government buildings in Al Surur are large and sprawling, relying on central AC to distribute clean air to hundreds of students and staff. Fine dust and humidity from windows and doors accumulate quickly in the ducts, and cleaning needs coordination with the institution to schedule maintenance during times that don't disrupt learning or work, since these buildings follow strict schedules.

Al Surur sits in South Jeddah, an educational and administrative zone with schools, universities, government buildings and public libraries.

Central AC systems in schools and libraries connect to strong humidifiers and filtration to ensure clean air for thousands of daily visitors.

The AC setup in Al Surur

  1. 1

Large central system covering hundreds of classrooms and halls

Schools and libraries spread across multiple floors and wings, needing large-diameter ducts and powerful coils to reach all classrooms and halls.

  2. 2

Multiple AHU units on roof or plant rooms

Large buildings may have several central units, each serving part of the building, requiring coordinated cleaning.

  3. 3

Plenums and diffusers in every classroom and hall

Ducts branch into many plenums and diffusers to ensure even air distribution to every classroom and hall.

Before the visit

Before our visit in Al Surur

  1. 1

Coordinate with management on the best cleaning time

Schedule cleaning during holidays or after hours, and brief us on the school or institution's exact schedule.

  2. 2

Provide access to AHU units and main ducts

Tell us where the plant rooms are on the roof or in the building, and point out the main access points for the ducts.

  3. 3

Ensure safe drainage and collection for water and debris

Confirm there are safe drainage outlets or collection trays in plant rooms and corridors so water and debris don't affect classrooms.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How do you coordinate cleaning with the school schedule?

We coordinate with management to carry out cleaning during school holidays or after hours to ensure students and staff are not affected by air disruption.

With thousands of students and staff in the building, is duct cleaning safe for them?

Yes, we clean zones alternately so other areas keep running on fresh air, and we coordinate with management to ensure everyone stays safe.

Does humidity and dust in the area speed up duct buildup?

Yes, high humidity in South Jeddah and fine dust from thousands of daily visitors speed up accumulation, so regular cleaning is essential.

Does duct cleaning improve air quality and focus in classrooms?

Yes, cleaning the ducts restores healthy airflow, which noticeably improves student and staff focus.
