When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for
Office staff complaining of stale air and dust
We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

We come to you anywhere in Jeddah
From Al Shiraa and Al Yaqout in the north to Al Thaghr and Al Quraiyat in the south, with our base in Al Aziziyah.

What sets this district apart
Al Thaghr is a relatively older south-coastal district home to large tourist hotels, hospitals and clinics, and mid-rise residential buildings with shops and workshops below. Coastal humidity and sea salt cause dust, mould and salt deposits to build up on coils and ducts much faster than inland areas. Duct cleaning here demands strict contamination isolation protocols for hotels and hospitals, and careful coordination to avoid halting critical services.
Al Thaghr lies in south Jeddah on the coast, a district of hotels, healthcare services and dense residential buildings directly exposed to sea humidity.
Hotels and hospitals here run advanced, sensitive AHU systems, whilst older residential buildings often use simpler central AC systems.
The AC setup in Al Thaghr
- 1
Advanced AHU systems in hotels and hospitals
These facilities run precision AHU units with monitoring, featuring cooling coils, dehumidifiers and sometimes advanced sterilisation.
- 2
Mid-level central systems in older residential buildings
Older residential buildings here typically have one or two relatively simple AHU units with ducts spanning multiple floors.
- 3
Direct exposure to coastal salt and humidity
All systems here face high coastal salt and humidity, accelerating dust, mould and mineral deposits on coils and ducts.
Before the visit
Before our visit in Al Thaghr
- 1
Coordinate with management and maintenance teams
Notify them of the visit date, expected duration and areas to be cleaned, ensuring access to mechanical rooms and roofs is available.
- 2
Define priorities and safe working hours
For hotels and hospitals, know peak hours and critical services, and identify any zones that cannot have AC paused.
- 3
Inspect ductwork and coils for corrosion signs
Salt and humidity may cause corrosion in metal ducts and coils, so inspect beforehand and brief the team on any suspect areas.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
How do you clean hotel ducts without halting the service?
We clean sections in stages by flow priority, so the system operates at partial capacity during work, and we agree with the hotel on safe working hours.
Does sea salt affect the ducts and coils?
Yes, humidity and sea salt accelerate oxidation and corrosion, and deposit on coils, rapidly cutting airflow and cooling capacity.
Do hospitals and clinics need special cleaning standards?
Yes, we use isolated equipment and procedures to prevent contamination spread in medical wards, and coordinate with medical management on safe scheduling.
How often should ducts be cleaned in a coastal setting?
It depends on system use and pollutants, but coastal locations typically need more frequent cleaning than inland areas due to salt and humidity.
