When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Ghulail is a mixed district blending individual villas and mid-rise residential buildings across moderate spaces. Many of these buildings run central AC systems serving multiple units from a single air-handling unit. The area's rapid growth and open spaces mean greater exposure to dust and coastal humidity, speeding up debris accumulation in the ducts. Regular cleaning preserves system efficiency and ensures even cool-air distribution across all units.

Ghulail sits in south Jeddah, a growing district of villas and mid-rise residential buildings spread evenly across the area.

Most buildings here have small to medium central air-handling units serving a single building or cluster of adjoining villas.

The AC setup in Ghulail

  1. 1

Central system for a villa cluster or single building

Ghulail's villas and buildings typically use one air-handling unit distributing air via a shared duct or secondary branches.

  2. 2

    Secondary branches per residential unit

The main duct branches into runs covering each unit or villa, allowing staged cleaning and maintenance without stopping the full system.

  3. 3

Plant room on roof or basement level

Villas and buildings typically locate air-handling units on roofs or basements, making access and routine maintenance straightforward.

Before the visit

Before our visit in Ghulail

  1. 1

Locate the plant room and access route

Tell us the plant room and roof location, and ensure safe access is possible before the visit date.

  2. 2

Coordinate with building or compound management

Tell management or the villa owner about the visit and work type, and ensure locks can be opened or a manager will be present on time.

  3. 3

    Ensure adequate water drainage

Check that the plant room has adequate water drainage for cleaning moisture, or tell us if drainage is limited.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

Does my mid-rise residential building need regular duct cleaning?

Yes, mid-rise buildings serving multiple units need periodic cleaning to ensure even cool-air distribution to all floors.

We are close to the sea and humidity is high, does that affect the ductwork?

Yes, coastal humidity speeds up mould and moisture growth inside the ducts, especially near drains and coils, so regular cleaning is essential for health and air quality.

How do you coordinate with building or compound management to reach the plant room?

We contact building management or the owner several days before the visit, agreeing on time, keys and access routes for safe entry.

Dust and wind in this growing area cause faster clogging?

Yes, rapid development and open spaces increase airborne dust, speeding up debris build-up in the ducts and reducing efficiency faster.
