When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Most buildings here are very old and tightly packed, many mixing ground-floor shops with residential flats above, all fed by a single central duct. The humid coastal environment speeds up mould growth inside the pipes, and narrow streets and pavements mean team access needs careful coordination. Duct cleaning here demands patience and caution because older buildings may have surprises in their ductwork layout.
Harat Al Mazloum lies in Jeddah's historic downtown, a district of very old, tightly packed buildings mixing shops and residential flats.
Most buildings here have one central duct or at most two systems split across a few storeys, with the outdoor unit usually on the roof or in a tight courtyard.
The AC setup in Harat Al Mazloum
- 1
Single old central duct with few branches
Old buildings typically have just one duct serving several flats and a shop, without complex branching.
- 2
Window-unit or roof-mounted pack for base cooling
Some of the oldest buildings still use a simple window unit or rooftop package to cool the duct instead of an advanced central system.
- 3
Building roof as sole access to the unit
The outdoor unit usually sits only on the roof, and water tanks or washing lines may block safe access.
Before the visit
Before our visit in Harat Al Mazloum
- 1
Coordinate with all shop and flat owners beforehand
Meet the shop owner and residents in the upper flats to alert them to cleaning day, as temporary duct closure may affect their comfort.
- 2
Get permission and safe access to the roof
Ensure the roof is safe and someone from management or the flat owners can unlock the door and provide a secure ladder to the plant area.
- 3
Identify the closest parking spot outside the building
The street is very tight, so we may need to park in an adjacent street. Check with local authorities or the building guard for the best safe spot near the building.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
The building is very old, will antique ductwork survive cleaning?
Yes, we use safe equipment and moderate pressure to clean old ductwork without damage. A visual inspection before cleaning confirms the pipes' condition.
Streets are very tight and we have a shop downstairs, how do you get equipment in?
We carry tools by hand and use flexible hose runs from the building entrance, coordinating with the shop owner on the best time to avoid disruption.
Humidity and mould in the duct are severe, will it return quickly after cleaning?
Coastal humidity and age will return mould eventually, but more slowly after cleaning. Regular inspection and annual or bi-annual cleaning prevents rapid regrowth.
Building management is weak and there are no duct drawings, is that a problem?
It does not stop the work but takes longer. Our team will manually trace the duct from each outlet, identify the main runs, then clean based on what we find.
