Commercial duct cleaning

Central AC duct cleaning in Harat Al Yemen

In Harat Al Yemen, central Jeddah's old downtown, medium-sized residential blocks are mostly fitted with central AC systems. Duct cleaning restores cooling and ventilation efficiency without service interruption in these densely occupied neighbourhoods.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Harat Al Yemen is an old quarter in central Jeddah marked by medium-sized residential blocks pressed close together with narrow streets and complex passages between them. Central systems in these older buildings run at high intensity because the quarters are densely populated with permanent residents and large families, and natural ventilation is limited by narrow streets. Ductwork in these buildings has accumulated dust and debris deposits quickly, and access requires close coordination with residents and building management because of the tight passages and entrances.

Harat Al Yemen lies in central Jeddah's old downtown, a quarter of tightly packed, medium-sized old residential blocks with popular markets and narrow passages.

Most blocks in Harat Al Yemen have relatively old central AC systems serving 15 to 30 flats per building.

The AC setup in Harat Al Yemen

  1. 1

Central system in old building with narrow ducts

Old buildings in Harat Al Yemen have relatively simple central AC systems with narrow duct networks distributed across a few floors.

  2. 2

Old metal ducts on building roofs and passages

Ducts in these buildings are old but sturdy metal, fixed on roofs and tight passages between closely built blocks.

  3. 3

Single indoor unit and limited roof space

Most old buildings have one central AC unit, and available roof space is limited because blocks sit so close together.

Before the visit

Before our visit in Harat Al Yemen

  1. 1

Coordinate with residents and building owner

In densely occupied old residential buildings, inform residents and the building owner or management about the visit in advance to avoid disruption and obtain access approval.

  2. 2

Identify nearest access point and safe route

Passages in Harat Al Yemen are extremely narrow. Agree with the management or owner on the nearest safe access point to the roof or main duct.

  3. 3

Ensure roof and duct access is possible

Check that the roof and passages with ducts are open and safe, with no obstacles or stored items blocking access before visit day.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

The building is old and passages are very narrow, can you reach the ducts?

Yes, narrow passages will not prevent us from reaching the main ducts and roofs. We carry equipment by hand when needed, and agree with residents on the best route and nearest access point before the visit.

Humidity in the old quarter is very high, does it affect the ducts and system?

Yes, high humidity and coastal proximity accelerate mould and fungal growth in ducts and filters much faster. Regular cleaning is essential in Harat Al Yemen to maintain air quality and system health.

The block has 25 flats, some on upper floors, how do you distribute cool air fairly?

Thorough cleaning of main and branch ducts restores balanced flow to all floors and flats. After cleaning, distribution is more even and efficient across all units.

The ducts are very old and narrow, are there cleaning or repair issues?

Old, narrow ducts require care during cleaning. We assess condition first, and if we find a safety or quality issue, we inform you and recommend the appropriate solution before proceeding.
