Commercial duct cleaning

Central AC duct cleaning in Tabah

In Tabah, north Jeddah, modern villas with central AC systems spread across wide plots, and the ductwork collects dust and moisture over years of operation. We clean the entire duct network section by section to restore airflow without shutting down the building.

When does a central system need duct cleaning?

  1. 1

    Repeated complaints from occupants

Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.

  2. 2

AHU running harder than it should

A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.

  3. 3

A building with no duct cleaning history

Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.

Who it's for

  • Office staff complaining of stale air and dust

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

  • Preparing your school or clinic before opening

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

How we work

How we work

  1. 1

    Survey and plan

A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.

  2. 2

    Open and isolate the section

We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.

  3. 3

    Agitate and vacuum

Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.

  4. 4

    Seal, run and test

Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

The villas in Tabah are modern and rely on unified central AC systems serving all floors and rooms from a single outdoor unit. This setup needs regular duct cleaning because dust and particles slowly accumulate in the long pipe runs between the unit and the vents, cutting distribution efficiency and raising power use. The villa's size means a longer duct network more prone to partial blockages.

Tabah sits in north Jeddah, a district of modern villas spread across wide plots away from the old dense core.

Most villas here have one central AC unit with ductwork distributed across multiple floors and wings.

The AC setup in Tabah

  1. 1

    Long multi-branch duct network

Modern villas need an extended duct network from the central unit to every room, raising the risk of dust buildup in the remote pipes.

  2. 2

AHU unit in a central mechanical room

Most villas house the AHU in an internal mechanical room, making the coil and filters accessible during cleaning.

  3. 3

Vents distributed across ceilings and walls

The multiple vent distribution across the villa's wings means a complex network of smaller branches needing precise cleaning.

Before the visit

Before our visit in Tabah

  1. 1

Clear access to the mechanical room

Make sure the mechanical room housing the central unit is clear so the team can access it and move equipment easily before the visit.

  2. 2

Confirm the outdoor unit and roof location

Tell us whether the unit is on the roof or elsewhere, and confirm the team can safely access the roof or outdoor area.

  3. 3

List any rooms with poor cooling

Point out any rooms with weak cooling reach; this helps the team prioritise cleaning the weaker branches first.

FAQ

Questions about Central AC duct cleaning

Can duct cleaning be done without shutting the whole system down?

Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.

How do you control airflow through dampers during section-by-section cleaning?

Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.

How do you handle access doors in suspended ceilings?

We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.

Do you clean the AHU coil and its filters in the same visit?

Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.

How do you reach ductwork above areas with no ceiling access?

During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.

How do I know if my duct needs cleaning?

If you notice uneven cooling between rooms or the unit running longer to reach the same temperature, the duct likely needs cleaning. We carry out an initial visual check to confirm.

My villa is very large, how long does the cleaning take?

It depends on the length of the duct network and the number of branches. We work section by section without shutting the whole building down, and the team gives a precise estimate after the initial site inspection.

Does dust and moisture in the ductwork affect the occupants' health?

Yes, dust and moisture buildup in the ductwork can promote mould and bacterial growth, especially in Jeddah's humid climate, which affects indoor air quality.

My outdoor unit is on the villa roof, does that affect the ductwork?

Roof units are common in villas here and pull in air more exposed to dust and sand. We focus on cleaning the duct sections nearest the intake that receive outdoor air directly.
