Clean air from the duct

Duct cleaning & sanitising in Tabah

In Tabah, north Jeddah, modern villas with long central ducting are common, and dust and moisture build up quickly inside them. Alrabih inspects the ducts with a camera, removes the buildup and sanitises before the system runs again.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Most Tabah villas are newer and use central AC with ducting routed through ceilings and walls, a setup that needs regular cleaning because long ducts collect dust and moisture easily, especially in Jeddah's humid coastal air. Musty smells from the vents or dust falling hours after regular cleaning point to buildup inside the ducts, and sanitising is essential to remove the bacteria and mould that form.

Tabah is a modern residential district north of Jeddah, home to large villas with extensive central AC systems.

Most villas here have metal central ducts distributed across multiple rooms, with the outdoor unit typically mounted on the roof.

The AC setup in Tabah

  1. 1

Central metal ducts routed through the ceiling

Tabah villas typically use horizontal and vertical metal ducts distributed through ceilings and internal walls to reach all rooms.

  2. 2

Outdoor unit mounted on the villa roof

The outdoor unit is typically mounted directly on the roof, connected by a return duct that feeds back into the villa through the main central ducts.

  3. 3

Central filters on the indoor unit

Most villas here have a central indoor unit that collects air through filters before distributing it via the ducts.

Before the visit

Before our visit in Tabah

  1. 1

    Confirm roof access is available

Make sure the roof is safely accessible before the visit, as we need to reach the outdoor unit and the return duct.

  2. 2

    Locate the central indoor unit

The indoor unit is usually in a utility room or basement, let us know its location before we visit so we can inspect and disconnect it.

  3. 3

    Prepare space for our equipment

We will need space near the indoor unit to set up cleaning equipment and the camera, so ensure a clear safe passage for the team.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

How do you clean the long ducts in Tabah's villas?

We inspect the ducts with a camera first to locate the buildup, then use specialised cleaning equipment to remove dust and mould from inside, and finish with a complete system sanitisation.

My villa sits on a raised foundation, can you reach the outdoor unit?

Yes, we confirm with you before the visit how to access the outdoor unit on the roof, and take all necessary safety precautions.

Jeddah's humidity causes mould in the ducts, how do you address this?

The sanitisation we apply removes bacteria and existing mould, and regular cleaning cycles reduce the chances of it regrowing quickly in humid air.

Does the duct system's wiring need any adjustments during cleaning?

We disconnect the system from power before cleaning starts, and verify all connections are safe before restarting.
