Commercial duct cleaning
Central AC duct cleaning in Umm Al Salam
In Umm Al Salam, east Jeddah, large schools and hospitals rely on dependable central AC systems, but dust buildup in the ductwork affects indoor air quality. Alrabih's team cleans the ducts and coils section by section while maintaining critical services.

When does a central system need duct cleaning?
- 1
Repeated complaints from occupants
Staff complaining of stale air, dust settling on surfaces quickly or uneven temperatures between rooms. These often point to buildup inside the ductwork rather than a refrigerant fault, and cleaning is the right first step before any other adjustment.
- 2
AHU running harder than it should
A dust-coated AHU coil blocks heat transfer, so the motor runs longer without reaching the set temperature. Cleaning the coil and plenum recovers the efficiency the unit has lost gradually as deposits built up.
- 3
A building with no duct cleaning history
Many offices, schools and government buildings in Jeddah run their central system for years without opening the ductwork. Dust and salt from Jeddah's coastal air build up in the metal trunks until the galvanised layer is affected and corrosion begins.
Who it's for

We survey the duct network and plenum, then set a section schedule that lets your staff keep working throughout the cleaning.

We cut access doors in the main trunks and clean the coil and plenum before occupants arrive, then fit and seal metal access doors airtight.

- AHU coil and plenum
- Access doors cut and resealed
- Pressure and airflow check
How we work
How we work
- 1
Survey and plan
A technician visits, maps the duct network, marks where access doors will go and agrees the section order with you so the occupied parts of the building stay clear of the work area.
- 2
Open and isolate the section
We cut access doors in the main trunks at the agreed points, isolate the section with temporary dampers and photograph the interior with a camera to record its condition before cleaning starts.
- 3
Agitate and vacuum
Powered brushes break loose the deposits and lift compacted dust while an industrial vacuum unit works in the opposite direction, collecting everything displaced without letting it spread through the occupied space.
- 4
Seal, run and test
Access doors are fitted and sealed airtight, then we run the system and measure flow at the grilles to confirm balance is restored across the sections we cleaned.
Methodical cleaning or surface cleaning?
| Alrabih | The usual way | |
|---|---|---|
| Main trunks | Access doors and industrial vacuum | Cleaned from grilles only |
| AHU coil | Direct clean with documentation | Left or wiped on the surface |
| Building continuity | Section by section, no full shutdown | All areas shut at once |
| Access doors | Sealed and tested after fitting | Sealed with adhesive tape |
| Condition record | Camera photos before and after | No visual record |

What sets this district apart
Umm Al Salam hosts vital institutions such as schools, hospitals and clinics operating advanced central AC systems to ensure high air quality and stable temperatures. Airborne dust and coastal humidity accelerate deposit buildup in ductwork and coils, affecting student, patient and staff health. Duct cleaning here requires precise coordination with institution management to avoid disruption during school and clinical hours.
Umm Al Salam is in the east, a district characterised by large educational and medical institutions with advanced central AC systems.
Most schools and hospitals here use central air-handling units with advanced filtration systems and separate duct branches by department.
The AC setup in Umm Al Salam
- 1
Central air-handling unit with advanced filtration
Medical and educational institutions use central AHU units with high-efficiency filter systems (HEPA or equivalent) to maintain air quality.
- 2
Separate duct branches by department and clinic
Secondary ductwork is separated by department so contamination does not spread between areas, requiring careful cleaning of each branch.
- 3
Sensitive cooling coils in equipment room
Main cooling coils are housed in a separate, monitored equipment room and need exceptional care in cleaning and maintenance.

FAQ
Questions about Central AC duct cleaning
Can duct cleaning be done without shutting the whole system down?
Yes, section-by-section working is standard on large buildings. We isolate the section being cleaned with temporary dampers and work on it while the rest of the building continues running normally. The surveyor sets the section schedule after seeing the network layout.
How do you control airflow through dampers during section-by-section cleaning?
Before isolating any section, the technician checks and closes the associated dampers so that suction is directed into the section being cleaned and dust cannot travel into adjacent zones. Once a section is finished, the dampers are returned to their original positions and air distribution is checked before the team moves to the next section.
How do you handle access doors in suspended ceilings?
We agree the door positions with building management during the survey so they do not affect the visible finish. We cut the duct and fit metal doors screwed and sealed airtight. If ceiling tiles need to be cut, we coordinate that with whoever is responsible for the fit-out.
Do you clean the AHU coil and its filters in the same visit?
Yes, AHU coil and plenum cleaning is a core part of the central duct work, not a separate job. Filters are inspected in the same visit, and if they are badly damaged they are replaced as part of the work. The technician decides the actual condition after a direct inspection of the unit.
How do you reach ductwork above areas with no ceiling access?
During the survey the technician maps the main duct positions relative to available void spaces and selects the nearest reachable points for cutting access doors. If certain sections are fully blocked, the technician decides after direct inspection whether an alternative route exists or whether coordination with the fit-out team is needed.
Will duct cleaning affect school lessons or hospital treatment?
We coordinate with school or hospital management for a cleaning schedule avoiding class time and surgical operations, typically during holidays or quieter periods.
Indoor air quality is critical, how do you maintain it during cleaning?
We use closed vacuum systems during cleaning and work section by section so other areas of the building remain unaffected.
Does coastal humidity cause cooling coil problems?
Yes, humidity promotes mould and bacterial growth in coils, especially in hospitals where air quality is highly sensitive.
How often should ducts be cleaned in medical institutions?
It depends on usage volume and the surrounding environment, but hospitals typically need more frequent cleaning than schools to maintain high hygiene standards.
