When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Umm Al Salam comprises residential villas and mid-rise blocks, some sharing central air systems and some independent. High humidity and salt dust in coastal air increase mould and sediment buildup inside ducts, especially if filters are not cleaned regularly. If the duct is shared among several villas or flats, coordinating maintenance with owners or building management is necessary.

Umm Al Salam is in east Jeddah, a district of villas and mid-rise blocks with both independent and shared air systems.

Some villas and blocks here have independent ducts while others share a central system, requiring clear understanding of the duct layout before cleaning.

The AC setup in Umm Al Salam

  1. 1

Independent duct for each villa or flat

Some villas and blocks here have independent duct systems, where each residential unit has its own separate system.

  2. 2

Shared central duct among multiple units

Other blocks in Umm Al Salam rely on a single shared central duct serving several neighbouring flats or villas.

  3. 3

    Standard filters in independent systems

Independent systems usually have standard replaceable filters, and cleaning them regularly reduces dirt accumulation in the duct.

Before the visit

Point out where your air unit and main duct are, especially if they are hidden under dropped ceilings.

  3. 3

Switch off the system before we arrive

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

How do I know if my duct is shared or independent?

If the AC serves only your villa or flat, it is independent. If it serves multiple units, it is shared. We can confirm this during inspection.

Odd smell from the AC, where is it coming from?

Odd smells usually come from mould or bacteria in the duct or filter. Cleaning and sanitising the duct eliminates these odours.

Umm Al Salam is near the sea, does salt air affect the duct?

Yes, salt air and high humidity speed up fungal and bacterial growth in ducts significantly, making regular cleaning and sanitising critical.

How much time should pass between regular duct cleanings?

In Umm Al Salam, due to high humidity, we recommend inspecting and cleaning the duct at least once every one to one and a half years.
