Clean air from the duct

Duct cleaning & sanitising in North Corniche

On North Corniche, with its modern high-rises and major hotels, duct cleaning needs special care because the salty humid air from the sea speeds up mould and bacteria buildup in the AC ducts. Alrabih's team inspects them with a camera, clears them and sanitises before the system runs again.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

North Corniche's buildings are tall and modern, relying on central AC systems with complex ducting spanning multiple floors and large spaces. The high humidity and salt in the air near the sea make mould and bacteria grow faster inside the duct walls, creating musty smells and dust spread throughout flats and rooms. Duct cleaning here is not optional but a regular necessity to keep indoor air quality high and protect residents and guests.

North Corniche sits on Jeddah's seafront in the northern region, a cluster of modern high-rises and luxury hotels right beside the sea.

Most towers here have complex central ducted systems covering several floors, with outdoor units positioned on hotel and building rooftops.

The AC setup in North Corniche

  1. 1

    Complex multi-floor central ducting

Most Corniche towers have complex duct systems running from rooftop units down to flats and rooms on separate floors.

  2. 2

Multiple branches and splits inside walls

Ducts split at each floor or building section, making inspection and cleaning difficult without specialised camera equipment.

  3. 3

    Narrow and curved passages

Some duct sections run through tight passages and sharp bends, requiring flexible and directed cleaning tools.

Before the visit

Before our visit in North Corniche

  1. 1

Get the duct schematic from building management

Before the visit, ask your building management for a copy of the duct system schematic to help with inspection planning.

  2. 2

Ensure the team can access the roof and main units

Main units and fans are usually on the roof, so make sure roof access is unlocked or arranged before the team arrives.

  3. 3

Schedule the visit coordinating with affected units

Central duct cleaning may temporarily affect ventilation in several units, so agree on a time that suits residents.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

There's a strange smell from the AC, could it be the ducts?

Yes, the coastal humidity and salt speeds up mould in the ducts. We inspect with a camera to find the source before cleaning and sanitising.

The ductwork in tall towers is complex, how do you reach the far sections?

We use inspection cameras to trace the ducts and directed cleaning equipment to reach distant and curved sections before sanitising.

Does salt from the sea speed up mould growth in the ducts?

Yes, the salt and high humidity on the Corniche speed up bacteria and mould growth on the inner duct walls, so regular cleaning is essential.

Will duct cleaning improve airflow in my flat?

Yes, removing accumulated dust and mould improves airflow and reduces the load on your AC system noticeably.
