Clean air from the duct

Duct cleaning & sanitising in Sulaitah

In Sulaitah, north-east Jeddah, duct cleaning and sanitising tackles the musty smells and dust buildup in the central AC systems of villas and apartment blocks. Our team inspects the ducts with a camera, clears the layers and sanitises before the system runs again.

When your ducts need cleaning

  1. 1

    Musty smell from the vents

When the AC runs, a damp or musty smell fills the room. That is usually mould or bacteria settled inside the ducts, and Jeddah's humidity helps it grow. Cleaning and sanitising remove it at the source rather than covering it with fragrance.

  2. 2

    Repeated allergy or respiratory symptoms

Fine dust, bacteria and mould particles blow out of the ducts every time the system runs. If symptoms are worse indoors than outside, the ducts are a good place to start. The inspector judges how much has built up before any work begins.

  3. 3

A building restarted after a long shutdown

Closed ducts in a building that has sat idle collect dust, insects and mould quickly. Running the system straight away distributes all of that through the rooms. A camera inspection shows what has actually built up before you decide the scope of work.

Who it's for

  • Living in a villa where vents have started to smell

We inspect the villa ducts by camera, clear years of dust and mould buildup, then sanitise the duct walls before the system runs again.

  • Managing commercial offices with persistent dust complaints

We survey the commercial building ducts by camera, extract deposits by negative-pressure vacuum, and sanitise each section before the system is restarted and the site handed back.

How we work

How we work

  1. 1

    Inspection and camera survey

The technician runs a camera through the ducts, records the level and location of buildup and any mould or moisture, and sets the scope of work based on what is actually there.

  2. 2

    Isolate and prepare

The technician stops the unit and isolates the section to be cleaned, then covers adjacent room openings to keep disturbed dust inside the working section rather than spreading through the space.

  3. 3

    Agitate and vacuum

Agitation tools break the deposits clinging to duct walls, and a negative-pressure vacuum draws them out from the far end so they leave the duct completely rather than returning to the air.

  4. 4

    Sanitise and refit

After vacuuming, duct walls are coated with a sanitising agent, then grilles and covers are refitted and the system is run to confirm airflow is clear before handover.

What sets this district apart

Sulaitah is a relatively newer district with scattered villas and mid-rise apartment blocks, wider streets and green spaces compared to older areas. Most of these buildings have central AC systems that cover multiple rooms from one outdoor unit, making the internal ducts longer and more complex. High humidity and salty coastal air speed up dust and mould buildup inside the ducts, especially in units that have not been cleaned for years.

Sulaitah lies in north-east Jeddah, a modern district mixing residential villas and mid-rise apartment blocks with orderly urban layout.

Most villas and apartment blocks in Sulaitah are fitted with central ducted systems that serve multiple floors or units from a single outdoor unit.

The AC setup in Sulaitah

  1. 1

Central ducting across the full villa

Villas in Sulaitah are typically fitted with a unified duct system that distributes cool air to all rooms from a single outdoor unit.

  2. 2

Separate ducts per floor or zone

Some larger villas in Sulaitah have multiple independent duct systems for better heat distribution and individual control per floor.

  3. 3

    Ducting in multi-storey apartment blocks

Apartment buildings here typically have one or more central duct systems per building, with distribution outlets in each unit.

Before the visit

Before our visit in Sulaitah

  1. 1

Tell us where the ducts are and which openings are accessible

Knowing where the duct openings are in the villa, ceiling, walls, floor, helps us plan the cleaning before the visit.

  2. 2

Ensure the outdoor unit is reachable

The outdoor unit may be far from the villa. Make sure our team can reach it safely to inspect the pipes and ducts connected to it.

  3. 3

Have access keys and safety conditions ready for the cleaning team

If the ducts are in locked areas or need carpeting covered, tell us before the visit to avoid any delays.

FAQ

Questions about Duct cleaning & sanitising

How do I know the ducts really need cleaning and not just a filter change?

The filter catches dust before it enters the duct, but over the years fine particles slip through and stick to duct walls. If the filter is clean but the smell or allergy symptoms continue, the problem is likely deeper inside. A camera inspection shows the actual condition of the duct and settles the question.

Does Jeddah's humidity make mould build up faster inside ducts?

Yes. The humid salty air from the sea enters through return-air openings carrying water vapour that condenses on the cool duct walls. This creates conditions where mould and bacteria grow, especially in sections far from the unit where airflow is weaker. Sanitising after cleaning inhibits that growth.

Can the team reach inside the duct without breaking the ceiling?

In most cases yes. We pass the camera and cleaning tools through existing grilles and access points. If a section is too long or narrow for the tools to reach, we may need to cut an access door, and we explain that at the inspection before starting; any opening cut is resealed when the work is done.

What actually changes after the ducts are cleaned and sanitised?

Most people notice the smell drops from the first run, and less dust settles on surfaces. Respiratory and allergy symptoms often ease gradually because the duct is no longer pushing irritant particles into the room. Airflow can also improve if deposits were partly blocking the cross-section.

Can one section of the duct network be cleaned without doing the whole building?

Yes. If the camera shows that buildup is concentrated in a specific section, such as a duct near a return-air opening or an external passage, that section can be isolated and cleaned on its own. The inspector defines the logical work boundaries at the first visit so sections that need no work are not touched and sections that do are not missed.

Does a villa's central duct system need regular cleaning?

Yes, dust and mould build up quickly in ducted systems in Jeddah, especially if not cleaned for years. We recommend periodic cleaning every two to three years depending on use and humidity.

The villa is large, how do you get the cleaning equipment to the indoor ducts?

We use flexible rods and air vacuums to reach ducts inside walls and ceilings. We agree with you beforehand on access points and available openings in the villa.

Sulaitah's humidity is high and near the sea, does that increase mould in the ducts?

Yes, coastal humidity and salt influence speed up mould and bacterial growth inside the ducts, which is why sanitising is a crucial part of the service here.

The outdoor unit is far from the villa, does that affect duct cleaning?

Long copper pipes and extended ducts gather moisture and dust more, so we inspect the full system with a camera before starting the cleaning.
