When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Abhur Al Janoubiyah is a mix of large beachfront hotels and scattered small to mid-range tourist chalets along the coast, meaning varied system sizes and construction methods. High coastal humidity here demands robust humidity control and regular maintenance of outdoor units and ductwork. Seasonal use means systems may lie dormant for weeks, so they must start and stop easily without damage.

Abhur Al Janoubiyah is in Jeddah's northern coast, a district of beach hotels and holiday chalets with open space and natural ventilation.

Hotels here use a mix of centralised and multiple split systems, with outdoor units regularly exposed to salt spray and humidity from direct coastal proximity.

The AC setup in Abhur Al Janoubiyah

  1. 1

Separate split unit per small chalet or room

Small chalets and rooms each get their own split unit, making maintenance simple and costs transparent.

  2. 2

Limited central system for larger hotels

Larger hotels in Abhur Al Janoubiyah may use a simple central system to reduce the number of outdoor units exposed directly to the coast.

  3. 3

Extra protection for outdoor units from salt

Outdoor units here need protective covers or salt-resistant coatings to shield against direct coastal environment effects.

Before the visit

Before our visit in Abhur Al Janoubiyah

  1. 1

Specify safe outdoor unit placement away from spray

Choose a sheltered location for the outdoor unit away from direct sea spray, to extend unit life and reduce maintenance needs.

  2. 2

Ensure easy access for future maintenance

We need advance knowledge of the access path to outdoor units and ductwork from inside the chalets to facilitate routine and emergency maintenance.

  3. 3

Provide a list of all rooms and chalets

Send us the room and chalet count and their layout across the property so we can accurately assess system needs.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Our hotel closes for weeks sometimes; does that damage the AC system?

If the system sits idle for long periods, the thermostat must be drained and refrigerant treated before shutdown. We give you a pre-closure checklist before seasonal closures to prevent corrosion and leaks.

Sea salt affects outdoor units here; how often do you need to service them?

In coastal areas like Abhur Al Janoubiyah, we recommend maintenance at least every three months to remove accumulated salt and corrosion, and close inspection of tubing and joints.

Our chalets are small; do they need central systems or splits?

Small chalets are better suited to separate split units per room or group of rooms, giving independent control and easier maintenance than a complex central system.

Does beachfront construction affect where you place the outdoor unit?

Yes, proximity to the sea means the outdoor unit needs extra protection from salt and wind, and we may recommend mounting it on a back wall or sheltered area rather than direct rooftop exposure.
