When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Al Ain Al Aziziyah is a relatively modern district with medium and large hotels in spaced buildings with wide outdoor areas, giving room for strategic outdoor unit placement. This architectural openness allows a balanced AC design: powerful central cooling units feeding organised ducts to each room with individual thermostats that respect guest privacy without wasting energy.
Al Ain Al Aziziyah sits in central Jeddah, a district of modern hotels and spacious residential projects with reasonably spaced buildings.
Hotels here typically use multiple central cooling units with smart control systems to distribute air to separate rooms.

- 3
Separate system for common areas
Corridors, lobbies and dining areas need independent ventilation to keep visitors and staff comfortable, unaffected by room demand.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
How do you balance independent room control with energy efficiency?
We use smart controls that monitor demand per room and adjust the central unit's output to avoid over-cooling, saving energy whilst maintaining guest comfort.
Buildings here are more spaced out, does that ease outdoor unit placement?
Very much so. The wide outdoor areas allow strategic placement of units away from room frontages, reducing noise and vibration for guests.
How do you keep common areas and corridors comfortable for hotel visitors?
We dedicate separate ducts and thermostats to common areas with precise humidity and ventilation tuning to ensure a fresh, odour-free environment.
When can you do comprehensive maintenance without disturbing guests?
We coordinate with management to schedule major maintenance during off-peak seasons or set hours, and can run backup units if needed.
