When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Bayan is a modern eastern district with mid-range and upscale hotels on relatively open plots and well-laid corridors inside. This building type supports large centralised systems with smart controls per suite and room, and reduces strain on the electrical load. Air and drainage design is simpler than in older areas, but calls for regular scheduled maintenance at off-peak times to ensure guest comfort.

Al Bayan sits in eastern Jeddah, a district of modern hotels and residential buildings on open plots with regular streets.

Most hotels here run centralised AC systems with large outdoor units on roofs or dedicated plant areas.

The AC setup in Al Bayan

  1. 1

    Centralised system with smart distribution

Hotels in Al Bayan use a powerful central cooling unit with ducted air distribution and smart controls per floor or suite.

  2. 2

Outdoor units on dedicated plant roofs

Al Bayan's open spaces provide dedicated plant roofs or areas to safely house outdoor units out of guest sight.

  3. 3

    Separate ventilation for public areas

Corridors, lobbies and halls need separate ventilation units to ensure constant dry airflow without affecting guest rooms.

Before the visit

Before our visit in Al Bayan

  1. 1

Confirm roof and outdoor area access

Send us a map or photos of available roof space and planned outdoor unit locations before we visit.

  2. 2

Coordinate with hotel management and maintenance

Arrange the visit time with the hotel's maintenance team away from peak occupancy hours to avoid guest disruption.

  3. 3

    Provide the hotel's electrical schematic

Ensure the hotel's electrical schematic is available to our team beforehand, particularly the circuits dedicated to AC and cooling systems.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you ensure each guest controls their own room temperature?

We design independent control units per room or suite, giving each guest full freedom to adjust temperature and airflow to their preference, with electrical safeguards built in.

Our hotel has large roofs, can they hold the outdoor units?

Yes, Al Bayan's open plots allow efficient distribution of outdoor units across roofs or dedicated plant areas, easing the structural load.

Eastern Jeddah summers are harsh, how does your system handle the heat load?

Our centralised systems are sized for high summer heat loads in eastern Jeddah, with adequate cooling capacity and optimised air circulation to distribute coolth evenly across all rooms.

Hotel corridors and lobbies need special humidity control, how do you manage this?

We install supplementary ventilation units in corridors and lobbies to supply continuous dry air, with robust drainage systems to prevent humidity and odour buildup.
