When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Al Samer is a relatively modern district with mid-range hotels and tour operators near the main eastern roads. The buildings here are wider and more open than downtown, allowing greater flexibility in routing central ducts and placing outdoor units on roofs or side spaces. The area benefits from a strong central HVAC system with separate control per suite, and managing humidity in corridors and the main entrance is vital for guest comfort, with regular maintenance scheduled away from check-in and check-out times.

Al Samer is in Jeddah's eastern sector, a relatively modern area with hotels and tourism offices near the main visible roads.

Most Al Samer hotels run a distributed central HVAC system with separate thermostatic zones for each guest room and public corridor.

The AC setup in Al Samer

  1. 1

Central system with independent thermal zones

Each room and public area has its own thermostat, allowing independent control and energy savings in unoccupied zones.

  2. 2

Separate drainage ducting for bathrooms and kitchens

Bathrooms and kitchens have their own exhaust ducts, preventing humidity and odour from spreading to public corridors and lobbies.

  3. 3

    Rooftop units with high-capacity filters

Al Samer's open side spaces and roofs allow placement of robust outdoor units with multi-stage filters to keep indoor air clean.

Before the visit

Before our visit in Al Samer

  1. 1

Obtain a floor plan showing rooms and corridors

Before the visit, provide us with a floor plan showing room layout, the number of rooms and public areas so we can design the system accurately.

  2. 2

Identify outdoor unit locations and air intakes

Tell us which roofs or side spaces are available for outdoor units, and where you prefer fresh-air intakes to be positioned.

  3. 3

Coordinate with hotel management on visit times

Schedule the visit at a time that avoids guest arrivals or peak hotel activity periods to prevent disruption.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you give each guest room independent temperature control?

We design a central system with separate thermal zones and an independent thermostat in each room, so the guest controls their own temperature without affecting other rooms.

The hotel is close to a main road, how do you control outside noise and air infiltration?

We fit high-grade air filters and sound insulation in intake and return vents, and design pressure-relief zones in main corridors to reduce outside pollution and noise seeping in.

Humidity and mould affect furnishings and bathrooms, how do you solve this?

We install a central dehumidifier in the distribution system and humidity control on each floor, and ensure adequate drainage from bathrooms via separate ducts to prevent moisture build-up in walls and furnishings.

When is routine maintenance done to avoid disturbing occupied rooms?

We schedule maintenance in the early morning or after midnight, away from check-in, check-out and peak daytime hours, with advance notice to management.
