When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Al Furqan is a relatively modern residential district with mid-rise hotel and furnished apartment blocks, and interior spaces are wider than older areas. Central and multi-split systems suit this better than window units, and require precise maintenance at times that do not disturb guests during their stay, particularly in lobbies and reception areas where humidity and odours gather.

Al Furqan sits in north Jeddah, a district of modern buildings with hotel services distributed across multiple levels.

Most hotels and furnished apartments here use multi-split systems or central AC with room-by-room controls.

The AC setup in Al Furqan

  1. 1

Multi-split system with individual room control

Each hotel room has its own indoor unit and separate thermostat, with a central outdoor unit on the roof or a shared outdoor space.

  2. 2

Central AC system with zone control valves

Larger hotels may choose one central system with valves for each room or zone, combining unified maintenance with centralised control.

  3. 3

    Separate dehumidification units for lobbies

Reception and large lobbies need separate dehumidification units to remove humidity and odours quickly and reliably.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you design AC so each guest can set their own room temperature?

We install separate split units for each room with individual thermostats, or connect a central system with control valves in each room according to the hotel's specification.

When do you schedule maintenance so guests are not disturbed?

We agree with hotel management on maintenance times during off-peak hours or between guest checkout and check-in, and emergency work is done as fast as possible with minimal guest impact.

Humidity in the large lobbies leaves a stale odour, how do you fix that?

Lobbies and receptions need strong ventilation with continuous dehumidification units, and we install humidity monitors to keep moisture below a comfortable level.

Can you link the AC system to the hotel's smart control system?

Yes, we can integrate AC units with smart control systems and modern software, letting hotel management monitor energy use and performance from one dashboard.
