When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Basateen is a modern district with small to mid-range hotels and family chalets, offering more breathing room than the crowded beachfront, so slightly lower humidity and better natural airflow. Buildings are typically straightforward and contemporary with reasonable room counts, and outdoor units have adequate space for installation and service. The coastal environment remains a factor, but less acute than the beachfront. Maintenance can be less intensive than very large hotels.

Al Basateen is in northern Jeddah, set back slightly from the direct coast, a district of small hotels and chalets with open spaces and natural greenery.

Small hotels here typically use multiple splits or a simple central system, with outdoor units on walls or low rooftops away from severe humidity exposure.

The AC setup in Al Basateen

  1. 1

    Multiple independent split units

Small hotels and chalets have each room served by an independent split, allowing independent control and straightforward maintenance.

  2. 2

Simple central system for mid-range hotels

Mid-range hotels may use a simplified central system with fewer than five control zones, balancing comfort and efficiency.

  3. 3

Outdoor units on walls or low rooftops

Outdoor units are positioned on accessible walls or low rooftops away from exposed peaks vulnerable to heavy salt and wind.

Before the visit

Before our visit in Al Basateen

  1. 1

Confirm wall and unit access is possible

We need advance knowledge that walls and planned outdoor unit locations are safe and easily reachable.

  2. 2

Agree maintenance times with hotel management

Small but busy hotels need agreed maintenance schedules that do not disrupt guests.

  3. 3

Send hotel layout and room list

Send the hotel layout, room count and distribution so we can assess system needs and maintenance recommendations accurately.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Our hotel is small; do we need a complex central system or simpler setup?

Small Al Basateen hotels typically use several independent split units or a very simple central system, which gives good control with easier maintenance and lower costs.

We are further from the beach than Al Shati; is salt damage less of a problem?

Yes, humidity and salt exposure is somewhat less acute here. We recommend maintenance every six months or per season, rather than monthly visits like the beachfront.

There are gardens in the area; does that affect the AC?

Gardens and greenery improve natural airflow and reduce salt accumulation on units. However, filters need regular cleaning to remove leaf dust and fine debris.

Is access to units easier here than at large hotels?

Yes, small Al Basateen hotels typically have outdoor units on easily accessible walls or low rooftops, making maintenance simpler and avoiding complex installation work.
