When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Hazza'iyah is a modern residential district with mid-range and boutique hotels spread among apartment blocks. Hotels here tend to be medium-sized with limited room counts and multiple floors, meaning compact placement of outdoor units and ductwork. The HVAC system must isolate noise between rooms, control humidity in shared corridors to prevent odour and mould, and allow each room its own temperature setting.

Al Hazza'iyah lies in north-east Jeddah, a modern district with small and mid-sized hotels integrated into the residential neighbourhood.

Hotels here typically use separate split units per room paired with centralized control in lobbies and common areas.

The AC setup in Al Hazza'iyah

  1. 1

Independent split unit per guest room

Each guest room needs its own split unit with a separate thermostat to give complete temperature control tailored to each guest's preference.

  2. 2

Centralized control system for corridors and lobbies

Hotel corridors and lobbies need a separate small centralized AC system to regulate humidity and temperature in shared zones independently of guest rooms.

  3. 3

    Insulated ductwork for noise control

Ductwork connecting outdoor and indoor units must be insulated to reduce noise transmission through floors and walls between neighbouring rooms.

Before the visit

Before our visit in Al Hazza'iyah

  1. 1

    Identify outdoor unit locations

We need to inspect roofs and available corners for outdoor unit placement, checking distances from neighbouring residential blocks to minimise noise impact.

  2. 2

    Document duct and pipe routes

Map out ductwork and pipe routes between outdoor units and rooms, noting any size constraints or tight passages in corridors or ceilings.

  3. 3

Agree a maintenance schedule with hotel management

Coordinate routine maintenance times with hotel management to avoid disrupting guests, and prioritise servicing based on room occupancy rates.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you stop AC noise passing between adjacent rooms in a small hotel?

We study wall insulation and the placement of outdoor units carefully. We use insulated pipe runs and vibration-damping mounts to minimise sound transmission between adjacent rooms.

Our hotel corridors feel damp, how do we control humidity in shared spaces?

We design a separate small centralized AC system for corridors and lobbies to remove excess moisture and prevent odour and mould building up in these enclosed areas.

Can you service the AC while the hotel is occupied without disturbing guests?

We schedule maintenance at set times, usually early morning or afternoon, and work on one room or a section of corridors at a time to avoid cutting off service entirely.

The hotel is surrounded by residential blocks, does that affect outdoor unit placement?

Yes, the close spacing between the hotel and neighbouring blocks means we study outdoor unit placement carefully to minimise noise to adjacent residents and ensure proper airflow around them.
