When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Nakhil has small to medium eco-friendly and family hotels with focus on sustainability and power efficiency. Buildings here are relatively modern with good thermal insulation, but owners seek efficient cooling that does not waste electricity. Rooms need independent control, corridors and lobbies need light cooling for comfort without waste. Distributed systems with small units or centralised systems with high-efficiency motors suit this hotel category.

Al Nakhil sits in east Jeddah and is a district of small to medium eco-friendly family hotels focused on energy efficiency.

Most hotels here run distributed systems with multiple small split units or lightweight centralised systems with high-efficiency motors.

The AC setup in Al Nakhil

  1. 1

Distributed system with multiple small split units

Small eco-friendly hotels benefit from several small split units distributed across wings, giving independent control and high energy efficiency.

  2. 2

Lightweight centralised system with high-efficiency motor

Some medium hotels may choose a lightweight simple centralised system instead of multiple units, with a very high-efficiency motor to save power.

  3. 3

Smart thermostats with time and occupancy control

Eco-friendly hotels benefit from smart thermostats that automatically lower temperature in vacant rooms or at set times to cut power consumption.

Before the visit

Before our visit in Al Nakhil

  1. 1

    Define hotel energy efficiency goals

Before the visit, tell us your power reduction goals and available budget so we can design a system suited to your financial and environmental needs.

  2. 2

Check installation spaces and building constraints

Inspect available spaces for indoor and outdoor units and tell us of any design or structural constraints affecting unit placement.

  3. 3

Coordinate on guest behaviour and scheduled maintenance

We need to understand guest usage patterns and available maintenance windows so we choose a system that is easy for the hotel to maintain and clean.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do I reduce power use while keeping guests comfortable?

We select units with very high efficiency ratings (Energy Star equivalent), install smart thermostats that adjust room temperature by time and occupancy, and cool corridors and lobbies to slightly higher temperatures to save power.

Small hotels need distributed cooling, do split units suit?

Yes, modern split units are very efficient and give independent control per room. We select high Energy Star rated units and recommend spreading the load across several small units rather than one large one.

Low ceilings and limited space, how do we install the units?

We use slim, lightweight indoor split units mounted high on walls or beside doors to save space. Outdoor units are fixed to rear or side facades away from the main entrance.

We want a quiet system that does not disturb guest sleep, how do you achieve this?

We select split units with very low noise levels (under 22 decibels) and recommend mounting away from the bed. Outdoor units are placed in remote corners away from room windows to minimise sound transfer.
