When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Falah is a modern eastern district with small hotels and mixed residential-commercial buildings, positioned farther from the sea with greater exposure to eastern winds, dust and intense summer heat. Buildings are newer than central areas but harsh heat and dust mean filters need frequent replacement and outdoor units are prone to dust accumulation. Building gaps are reasonable for ductwork runs.

Al Falah is in east Jeddah, a modern area with smaller hotels and residential buildings exposed to eastern dust and extreme heat.

Smaller hotels here use a robust central system with separate indoor units and strong filters to resist eastern dust.

The AC setup in Al Falah

  1. 1

High-capacity central unit with distributed ducts

Hotels here need very powerful central units to handle extreme heat, with robust ducts branching cleanly to each floor without pressure loss.

  2. 2

    Ceiling cassettes with reinforced filters

Each room has a ceiling cassette with a strong filter that changes quickly, since eastern dust clogs filters faster than in other areas.

  3. 3

Outdoor units on roof with enhanced ventilation

Outdoor units sit on rooftops with wide ventilation gaps around condensers to minimise dust buildup, designed for easy access to cleaning.

Before the visit

Before our visit in Al Falah

  1. 1

Confirm rooftop location and condition before installation

Confirm the roof can bear the outdoor units, and tell us of any previous issues with dust accumulation or heat leaks from the building envelope.

  2. 2

Agree on outdoor-unit inspection and cleaning schedule

Coordinate with the hotel on monthly inspections of outdoor units and condensers, cleaning dust so system performance stays high during booking season.

  3. 3

Stock spare filters and ensure easy replacement

Keep a stock of replacement filters at the hotel, and tell us where they mount and how easily they can be accessed so our team replaces them quickly every month or two.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Eastern dust enters the hotel quickly, how do you protect systems and guests?

We install high-efficiency air filters (MERV 13 or higher) with extra layers, cleaning or replacing them every month to two months since eastern dust clogs filters quickly.

Extreme summer heat strains the rooms heavily, can the system handle it?

We select central units with very high capacity and reinforced three-line copper pipes for efficient heat transfer, allowing rapid room cooling even in peak heat.

Outdoor units collect dust quickly, how do you maintain their performance?

We inspect outdoor units and condensers monthly, cleaning dust with compressed air, and design ventilation around them to minimise dust accumulation.

Does extreme heat affect copper lines and electrical connections?

Yes, extreme heat increases pressure on lines and circuits. We use larger-diameter pipes and extra thermal insulation, and regularly inspect electrical connections to prevent failure or fire risk.
