When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.

What sets this district apart

Al Qurayyat is a growing residential district in south Jeddah hosting mid-size family hotels surrounded by residential buildings. The construction is relatively modern, with most hotels either new or updated in the last decade. We design HVAC systems suited to the relatively spacious layouts, providing long air distribution runs to rooms each with independent control, while corridors, reception and shared facilities get separate ventilation unaffected by individual guest preferences.

Al Qurayyat lies in south Jeddah near newer residential neighbourhoods and is witnessing growth in family hotel construction.

Al Qurayyat hotels are typically mid-sized with outdoor units placed on roofs or side walls thanks to more available space.

The AC setup in Al Qurayyat

  1. 1

Central chiller with extended ducts to rooms

In spacious Al Qurayyat, we install a central chiller with insulated ducts running to each room, each with a smart thermostat.

  2. 2

Separate ventilation system for public areas

Corridors, waiting areas, reception and dining halls get their own ventilation so they are unaffected by individual guest room adjustments.

  3. 3

Distributed outdoor units on roofs and side walls

More available space in Al Qurayyat allows us to spread outdoor units across adjacent roofs or side walls away from nearby neighbours.

Before the visit

Before our visit in Al Qurayyat

  1. 1

    Inspect available spaces and roofs

Check the main roof, any adjoining roofs and side walls to identify safe, adequate spaces for outdoor units and confirm access for future maintenance.

  2. 2

Identify entry points and internal duct routes

Agree with the hotel on entry points from the roof to plant rooms and duct runs through floors without disrupting guests.

  3. 3

Coordinate survey and installation times with hotel management

Request the best times for survey and installation; some work may require partial or full temporary closure depending on project scale.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

What type of AC system suits family hotels in Al Qurayyat?

We recommend a single central system with ducts to each room and separate thermostats, as family hotels need high control and flexibility when room usage changes.

Do long distribution ducts in spacious Al Qurayyat properties affect system efficiency?

They may slightly affect even air distribution, but we solve this with insulated ducts and intermediate fans in long runs, and precisely size the ducts to ensure uniform airflow.

Does surrounding residential construction affect where we place outdoor units?

Yes, we avoid placing outdoor units near adjacent flats or homes to minimise noise and vibration, and coordinate with hotel management to choose safe locations as far away as possible.

How often do larger Al Qurayyat hotels need comprehensive maintenance checks?

We recommend a comprehensive check every six months including duct and coil cleaning and fan inspection, plus checks of outdoor units and electrical connections for safety and performance.
