When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Tha'alibah is a residential and commercial district in south Jeddah with medium hotels, shops and apartment blocks, its location close to the coast and high coastal humidity exposure. The HVAC system must handle a mix of residential, commercial and shared spaces, focusing on excess moisture removal and equipment corrosion protection. Hybrid systems combining centralized corridor control with independent room controllers strike a good balance between efficiency and comfort.

Al Tha'alibah lies in south Jeddah near the coast, a district of mixed hotels, apartment blocks and shops exposed to high coastal humidity.

Mid-sized hotels here use a hybrid approach: separate split units per room paired with centralized control in corridors and common areas plus standalone dehumidification.

The AC setup in Al Tha'alibah

  1. 1

Hybrid system: split units per room and centralized control for commons

Each guest room has its own split unit, while corridors, lobbies and commercial spaces connect to a separate centralized control system.

  2. 2

    Dehumidifiers distributed in common areas

Standalone dehumidifiers placed in corridors, lobbies, restaurants and shops to maintain low humidity and prevent mould and salt deposits.

  3. 3

    Salt and corrosion-resistant equipment

All pipes, coils and outdoor units are selected for salt and corrosion resistance because of the high humidity and sea proximity.

Before the visit

Before our visit in Al Tha'alibah

  1. 1

    Inspect room-shop system separation

Confirm that AC systems for guest rooms and ground-floor shops are completely separate, with independent controls, pipes and drain lines.

  2. 2

Location outdoor units away from the sea

Choose outdoor unit locations on roofs or corners as far from the shoreline as possible, documenting heights and protective barriers around them.

  3. 3

    Establish intensive cleaning maintenance schedule

Agree on regular intensive maintenance visits, especially filter and coil cleaning from salt and moisture, with increased frequency during high-humidity seasons.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

The hotel has shops on the ground floor, how do you separate room AC from shop AC?

We design a separate AC branch for the ground-floor shops with independent control from the guest rooms. This lets shop operators set their own temperature without affecting guests upstairs.

How do you protect the outdoor units from salt and humidity when the hotel is very close to the sea?

We use salt-corrosion-resistant materials, clean filters and coils regularly to prevent salt buildup, and install protective screens around outdoor units when needed.

Does proximity to the sea reduce AC efficiency over time?

Yes, salt and moisture accumulation on coils and pipes reduces heat transfer efficiency over time. Strong routine maintenance and regular cleaning preserve efficiency and extend equipment life.

Do we need extra dehumidifiers in corridors and lobbies like other coastal hotels?

Yes, we recommend standalone dehumidifiers in common areas to extract excess moisture. This protects walls and furniture from mould and salt staining, especially in narrow enclosed corridors.
