When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart

Kilo 14 is a rapidly expanding district with hotels under steady development and mid-range residential blocks; the buildings are newer than downtown but sit on desert terrain exposed to heavy dust and intense heat. Traditional central systems do not allow separate control for each guest, so we install multiple indoor split heads on one cooling line with smart control per room, and servicing takes place at night and early morning to avoid disturbing guests.

Kilo 14 lies in south Jeddah, a rapidly expanding district of hotels and residential buildings on arid desert ground.

Most hotels in Kilo 14 use multi-head split units per floor, with a separate air-handling room or sealed corridors to prevent cool air loss.

The AC setup in Kilo 14

  1. 1

Multi-head split on a single cooling line

Each hotel floor carries two or three indoor units connected to one outdoor unit, with a separate thermostat in each room.

  2. 2

    Air distribution through sealed corridors

Cool air circulates through sealed corridors to maintain consistent temperature in shared areas and lobbies.

  3. 3

Separate units for lobbies and reception areas

Reception, restaurant and common spaces have dedicated outdoor units to regulate temperature independently from guest rooms.

Before the visit

Before our visit in Kilo 14

  1. 1

Identify outdoor unit locations on roof or wall

Ensure sufficient rooftop or wall space is available for the outdoor unit, away from air intakes for other areas.

  2. 2

Plan copper pipe and wire routes between rooms

Before installation, map out the pipe and wire routes through corridors and walls in line with the hotel's layout.

  3. 3

Confirm electrical load capacity and connections

Liaise with the hotel's electrician to confirm existing circuits can handle the new system before we arrive.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you let each guest control their room temperature independently?

We install a smart thermostat in each room linked to a single outdoor unit, so each guest sets their own temperature without affecting neighbouring rooms. The system balances all demands automatically.

Desert dust in Kilo 14 is very heavy; how do you protect the outdoor units?

We fit additional air filters and a protective shield on the outdoor unit to reduce dust ingress, and increase cleaning frequency in monthly maintenance calls.

The hotel runs day and night; how do you fit maintenance without disturbing guests?

We schedule inspections and cleaning in early morning before guests wake or late evening, and prioritise work on corridor and common-area units first.

The hotel has limited power circuits; does a multi-head system need only one electrical line?

The outdoor and indoor units run on one main circuit, but it depends on total capacity and room count. We measure the electrical load on site and confirm it can handle the demand before installation.
