When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Zahra is a relatively new western district with a wide main street, hosting medium to large hotels with contemporary designs alongside residential towers. The western location near the sea means high humidity and salt-laden air that can corrode unit metals and ducts, so proper drainage and corrosion-resistant materials are essential. Modern buildings here offer ample space for expansion and maintenance, and easy vehicle access makes scheduling visits straightforward.

Al Zahra sits in west Jeddah near the coast, a modern area with large hotels and contemporary residential buildings.

Most large Al Zahra hotels run advanced central HVAC with high-efficiency cooling units and ducts insulated to coastal standards.

The AC setup in Al Zahra

  1. 1

Advanced central system with high-efficiency chilled units

Large Al Zahra hotels demand high-capacity cooling units with high efficiency to handle intense coastal heat.

  2. 2

Coastal-grade insulated ducts with corrosion protection

Insulated ducts from corrosion-resistant materials maintain air delivery efficiency despite high humidity and salt content.

  3. 3

    Advanced drainage with moisture control

Enhanced drainage and moisture treatment protects units and ducts from moisture buildup in the humid coastal climate.

Before the visit

Before our visit in Al Zahra

  1. 1

Outdoor unit locations and available space

Identify where heavy outdoor units can be mounted on roofs or side walls, and confirm distance from passageways and windows.

  2. 2

Complete hotel plan and electrical layout

Provide a comprehensive architectural plan and detailed electrical layout showing total load and available circuits for HVAC.

  3. 3

    Water drainage and other utilities

Confirm safe water drainage points near outdoor unit locations, and clear routes for electricity and water connections.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Coastal humidity and salt corrode metal, how do you protect the systems?

We select outdoor units with corrosion-resistant coatings, ducts from rust-resistant materials, and design high-capacity drainage to remove moisture quickly.

The large hotel needs unified cooling for corridors and lobbies separate from rooms, how do you manage that?

We divide the system into separate branches: one for rooms with individual controls in each, and a separate one for common areas with unified control.

Heat loads are very high here in summer, how do you size capacity?

We calculate heat loads based on the warm coastal climate and full hotel occupancy, and select units with sufficient reserve capacity.

The hotel courtyard is tight and buildings sit close to the main street, how do you mount outdoor units?

We use alternative locations like rooftops or side walls, ensuring good ventilation and secure mounting for the heavy units.
