When a hotel needs a specialist
- 1
A new hotel or serviced apartments under construction
The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.
- 2
Guests complaining about noise or smell
A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.
- 3
Maintenance that disrupts hotel operations
A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.
Who it's for
Opening a new hotel before fit-out is finished
We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work
How we work
- 1
Survey and design
We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.
- 2
Fabrication and supply
We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.
- 3
Installation and sealing
We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.
- 4
Handover and maintenance plan
We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

What sets this district apart
Harat Al Bahar is an old historic quarter with tightly built lanes and mostly small hotels of 20 to 50 rooms, demanding efficient HVAC in tight spaces. High humidity and coastal salt speed up metal and pipe corrosion, and the very narrow streets mean outdoor units must mount carefully on tiny facades or balconies. Regular maintenance is critical here to preserve system efficiency in a harsh coastal setting.
Harat Al Bahar sits in historic downtown Jeddah near the waterfront, an old quarter of tightly packed buildings mixing small hotels and heritage sites.
Most hotels here are small, 20 to 50 rooms, requiring compact HVAC with independent splits and frequent maintenance due to the coastal environment.
The AC setup in Harat Al Bahar
- 1
Separate split per room in a tight footprint
Small hotels here cannot support large central systems, so each room relies on a compact split unit with careful outdoor mounting.
- 2
Copper runs with reinforced insulation
The harsh coastal setting demands high-grade copper with reinforced insulation to guard against salt and humidity damage.
- 3
Drain system with biological safeguard
Drain lines need periodic biological treatment to prevent mould blockage, especially during the hot, humid summer season.
Before the visit
Before our visit in Harat Al Bahar
- 1
Confirm team access to roof and facades
Ensure the team can safely reach the roof and narrow facades to work on units without putting themselves at risk.
- 2
Coordinate with the hotel to avoid peak occupancy
Agree on service times outside peak seasons, especially during tourist season when most rooms are occupied.
- 3
Have spare copper drain lines on-site
Bring spare copper drain pipes in case inspection reveals corrosion that needs immediate replacement.

FAQ
Questions about Hotel HVAC
What unit type suits hotel guest rooms in Jeddah?
It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.
How do you handle Jeddah's humidity in corridors and shared areas?
Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.
Can you service one room without cutting air conditioning to the rest of the floor?
In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.
Do you work in the hotel while it is open to guests?
Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.
How do you maintain stable room temperature when guests change and doors open frequently?
Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.
The old, very narrow building makes it hard to fit units; how do you work without disturbing guests?
We mount outdoor units on narrow facades and small balconies using strong metal brackets, and schedule installations during quiet hours with tight coordination with the hotel.
Coastal humidity and salt corrode the metal fast; what do you recommend?
Pipes and units in Harat Al Bahar need quarterly checks to catch corrosion and leaks early, and we use high-grade insulated copper with extra protection.
The streets here are extremely narrow; how do you bring your tools in?
Our team carries tools manually through the narrow lanes, and we agree on the safest nearest parking spot before each visit.
Does the high humidity cause drain line problems that need frequent cleaning?
Yes, coastal humidity speeds mould growth in drains, so we clean them every two months and add a biological treatment to keep them clear.
