When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Obaid has a mix of older and newer hotels, some built with designs that lack adequate thermal insulation between rooms, others needing upgrades to ageing AC systems. The hot climate and seasonal humidity increase the cooling load, and guests expect precise temperature control without hearing noise from the corridors. System design must balance efficiency, quiet operation and maintenance that does not disturb occupied rooms.

Obaid lies in South Jeddah and holds small hotels and an industrial park, with a mix of older and newer buildings.

Most hotels here use centralised AC systems with separate controls per floor or zone, though some need upgrading to independent room control.

The AC setup in Obaid

  1. 1

Centralised AC with separate room control

Centralised systems here deliver high efficiency while each room has its own thermostat and control valve for independent temperature adjustment.

  2. 2

Outdoor units distributed across roof and walls

In Obaid's older hotels, outdoor units are spread across the roof and external walls to avoid excess weight on a single roof area.

  3. 3

Separate ventilation for corridors and lobbies

Corridors and lobbies need independent ventilation with dehumidification to ensure guest and staff comfort and reduce odours.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you ensure a guest can control the temperature in their room?

We design a centralised system with a separate thermostat in each room, allowing guests to adjust the temperature within a safe range without compromising overall efficiency.

The hotel is older and the roof cannot take large outdoor units, how do you solve this?

We assess the hotel's location and roof capacity first, and can distribute the outdoor units across different locations or use horizontal or vertical units to match the available space.

Humidity in South Jeddah increases odour in the corridors, does your system address this?

We design separate ventilation for corridors and lobbies with appropriate dehumidification to prevent odour buildup, plus regular filter maintenance.

When can you repair AC without disturbing guests?

We coordinate with hotel management to schedule maintenance during suitable hours, often early morning or between guests, and work efficiently to minimise downtime.
