When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Rawabi is a modern residential district with several hotels and resorts spread across large plots with rooms in separate buildings or pavilions, unlike central tower hotels. This distributed layout requires decentralised HVAC systems where each room cluster operates independently, and adds the challenge of maintaining cool airflow across exterior corridors and gardens without major loss, whilst managing moderate humidity from the green spaces and coastal air.

Al Rawabi is a modern district in south Jeddah, known for spacious green areas and scattered hotel and resort complexes.

Most hotels and resorts here are divided into separate pavilions, each with its own central cooling unit and independent thermostats per room.

The AC setup in Al Rawabi

  1. 1

    Separate central units per pavilion

Each pavilion or separate building gets its own central cooling unit with internal ducts and independent control, allowing easy maintenance and separate operation.

  2. 2

Smaller units for lobbies and main entrances

The main lobby and administrative areas need smaller additional cooling units to ensure comfort in reception areas and reduce ambient moisture.

  3. 3

Robust outdoor fans for open corridors

Open corridors and passages between pavilions benefit from strong outdoor fans and natural ventilation backed by small units where required.

Before the visit

Before our visit in Al Rawabi

  1. 1

Map all pavilion and building locations

Send a site map showing all pavilions, separate buildings and shared areas before the first visit.

  2. 2

Confirm roof and outdoor access points

Confirm that all pavilion roofs are safely accessible and there are suitable locations for outdoor units on each building.

  3. 3

    Schedule visits with hotel management

Since the complex is large, tell us times that won't disturb guests and staff, ideally splitting visits by pavilion or building for efficiency.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

How do you support hotels spread across separate pavilions?

We install separate central cooling units for each pavilion or building cluster, with a unified control system so hotel management can monitor all wings from one point if needed.

Do exterior corridors and gardens need cooling, and how do you handle them?

Exterior corridors benefit from good ventilation and light cooling as needed, so we recommend strong outdoor fans and natural ventilation systems backed by small units where necessary.

Do gardens and green spaces increase humidity and affect your cooling system?

Yes, green areas combined with coastal humidity raise moisture levels, so we design dehumidification units with higher capacity and maintain filters and dryers regularly.

Do separate pavilions need individual electrical supplies for each AC unit?

Yes, each central AC unit needs its own electrical circuit and safe grounding, which we coordinate with the hotel and electrical contractor to ensure circuit adequacy.
