When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Umm Hablain Al Sharqiyah hotels are typically built to high standards on relatively large plots with gardens, courtyards and long corridors, needing powerful HVAC systems capable of even distribution over wide areas. Extreme summer heat and coastal humidity exert intense pressure on the units, and fresh air and humidity control in open corridors are vital to prevent stagnation and mould. Coordinating maintenance with the hotel during low occupancy ensures guest experience remains uninterrupted.

Umm Hablain Al Sharqiyah lies in east Jeddah, a district of tourist hotels and leisure facilities across wide open spaces with high-quality modern architecture.

Large hotels here run powerful central chiller systems with water-based distribution serving dozens of rooms and long corridors.

The AC setup in Umm Hablain Al Sharqiyah

  1. 1

Powerful central system with multiple chillers

Large hotels in Umm Hablain use multiple water chillers to distribute cooling across hundreds of rooms and long corridors, ensuring efficiency and precise control.

  2. 2

Balanced pump distribution with smart air routing

We use balanced pumps and smartly routed piping to ensure chilled air reaches every room at equal pressure and flow rate, with constant automated monitoring.

  3. 3

    Separate dehumidification for shared areas

Corridors, lobbies and internal courtyards need separate humidity treatment from room systems, with effective drainage and continuous fresh air renewal.

Before the visit

Before our visit in Umm Hablain Al Sharqiyah

  1. 1

    Provide complete architectural drawings

Request complete drawings of all floors, room distribution, corridors and common areas so we can accurately calculate thermal load and design the optimal system.

  2. 2

Specify roof space available and condition

Clarify how many square metres are available on the roof for outdoor units, confirm the structure and drainage are sound, and designate safe access for future maintenance.

  3. 3

    Schedule maintenance plan with management

Agree a preventive maintenance plan suited to the hotel, such as quarterly or monthly inspections, and schedule them on dates and times that avoid guest disruption.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

The hotel is very large with very long corridors, how do you ensure even temperature distribution?

We use powerful central systems with balanced pump distribution and multiple air filters to ensure even flow throughout corridors and rooms, with temperature sensors at key points for ongoing monitoring.

The garden and courtyard are open, does that affect AC efficiency?

Yes, open spaces allow hot outside air to enter, so we install units with sufficient capacity and add shading or ventilation barriers around equipment to reduce direct heat exposure.

Coastal humidity is very high year-round, what do you do?

We install advanced dehumidification systems in corridors, lobbies and common areas, emphasising good water drainage and continuous fresh air circulation to maintain a healthy, odour-free environment.

How many outdoor units do we need on the roof?

It depends on room count, total cooling load and available roof space. We survey the entire building and recommend the optimal number to ensure efficient cooling and safe maintenance access.
