When a hotel needs a specialist

  1. 1

A new hotel or serviced apartments under construction

The right design starts before the ceilings are closed. We fix diffuser positions, duct routes and noise levels per room before finishing, so there is no costly breaking out or rerouting later.

  2. 2

Guests complaining about noise or smell

A loud fan coil, air whistling at a diffuser, or corridor smell entering the room when the door opens. These are diagnosable problems with a fix, after a site survey of the airflow.

  3. 3

    Maintenance that disrupts hotel operations

A hotel never stops, and occupied rooms cannot accept a technician working through the night. We draw the maintenance plan with the hotel manager, using vacant rooms and quiet hours.

Who it's for

  • Opening a new hotel before fit-out is finished

We enter at the structural stage to fix duct routes and unit positions for every room before ceilings close, so you avoid costly changes later.

  • Running an open hotel with ongoing guest complaints

We diagnose noise, odour and control faults in problem rooms and carry out repairs in vacant rooms without affecting staying guests.

How we work

How we work

  1. 1

    Survey and design

We visit the site, study the drawings and expected occupancy, and decide the right system type for each zone: rooms, lobby, halls and corridors.

  2. 2

    Fabrication and supply

We fabricate ducts in our own workshop from G90 galvanised sheet to the site dimensions, and supply units from our authorised brands to the specifications the design sets.

  3. 3

    Installation and sealing

We install units and ducts and test room noise levels before the ceilings close, using Armaflex and Kimmco insulation and Foster sealants to control condensation and air leakage.

  4. 4

    Handover and maintenance plan

We commission the full system, verify individual control in every room, and hand hotel management a scheduled maintenance plan built around occupancy so guests are not disturbed.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Rughamah is a rural resort district with scattered hotels, separate bungalows, pools, broad gardens and open green spaces. This layout allows long refrigeration runs between bungalows but requires careful insulation of copper lines from fierce sun and ground heat, and draining condenser water away from gardens and pools. Seasonal maintenance matters in resort hotels because occupancy swings sharply between winter and summer.

Al Rughamah lies east of Jeddah and is a rural resort district of scattered hotels, separate bungalows and broad gardens.

Al Rughamah hotels typically use separate or semi-central units per bungalow cluster, with condensers on open pads or stands isolated from hot ground.

The AC setup in Al Rughamah (Abraq Al Rughamah)

  1. 1

    Separate units per bungalow cluster

The scattered bungalow layout suits separate AC units per cluster, rather than one large central system.

  2. 2

Insulated copper lines with sun protection

Long runs between bungalows require thick foam insulation protecting the refrigerant from intense heat and direct sun.

  3. 3

Condensers on stands isolated from hot ground

Mounting condensers on raised stands or pads prevents drawing in hot air from the heated ground.

Before the visit

Before our visit in Al Rughamah (Abraq Al Rughamah)

  1. 1

Measure distances between bungalows and gardens

Calculate actual distances from the unit to each bungalow to determine copper line length and insulation needed.

  2. 2

    Locate drains, gardens and pools

Identify garden and pool locations to design drain lines that avoid them.

  3. 3

Agree on seasonal maintenance schedule with management

Plan seasonal maintenance aligned with the resort's peak and low-occupancy periods.

FAQ

Questions about Hotel HVAC

What unit type suits hotel guest rooms in Jeddah?

It depends on the building layout, number of floors and running-cost priorities. Fan coil units on a chilled-water system are common in larger hotels; serviced apartments often suit split or cassette units. The survey decides what fits, and both options are available through our authorised brands: Carrier, YORK, General, Midea, Gree and Smart Gold.

How do you handle Jeddah's humidity in corridors and shared areas?

Indoor corridors face humid outside air every time a door opens. We calculate the fresh-air volume for each zone and check that internal pressure stops warm, humid outside air from infiltrating. Ducts are insulated with Kimmco and Armaflex materials to stop condensation forming on the outside of the duct.

Can you service one room without cutting air conditioning to the rest of the floor?

In most systems designed for hotels, yes. Each unit or circuit serves a limited set of rooms and can be isolated on its own. We build this zoning into the design specifically so that neighbouring rooms stay live during any maintenance work, and the zoning is confirmed at the design stage before installation.

Do you work in the hotel while it is open to guests?

Yes, and we are familiar with coordinating around hotel operations. We agree in advance which rooms are set aside for maintenance, and we work at hours that avoid guest peak times. Any task that produces noise is reviewed with the hotel manager before it is scheduled.

How do you maintain stable room temperature when guests change and doors open frequently?

Frequent door opening upsets the pressure balance in a guest room and lets warm, humid corridor air in. We size each unit to the actual room dimensions, not the building as a whole, and balance the fresh-air supply against the return air for each room. A site survey determines the layout of individual controls and the dampers needed to isolate each room from corridor pressure changes.

Our bungalows are very scattered; how do you run refrigerant lines without sun damage?

We use thick foam-insulated copper lines, bury them underground where possible, or run them through protective recycled sleeves.

Our garden is large with delicate plants; where do you drain the condenser water?

We design separate drain lines that carry water away from gardens and pools, either collecting it in drainage tanks or directing it to a central sewer.

Summer load is very high, winter very low; how do you handle the swing?

We install flexible-capacity units and smart control valves that dial back operation in winter and ramp up in summer, saving energy and extending equipment life.

The hotel is rural with lots of dust in the air; does this damage the condensers?

We install robust air filters on the condenser inlets and service them every 4 to 6 weeks to keep them free of dust and debris.
