When you need a retail HVAC specialist

  1. 1

A new mall or shopping centre

A poor design from the start means cold zones next to stifling ones and endless tenant complaints. We study the heat load of each zone separately and choose the right unit type before the ceiling is built.

  2. 2

An existing shop with uneven cooling

The back of the shop is cold while the front near the door stays hot at peak hours. The cause is usually the air outlet layout or the unit size; a site survey identifies which and fixes the problem without replacing the whole system.

  3. 3

Condensate dripping on shelves or display

A single drip on stock or a glass display front damages the product and the shop's image. The cause is usually weak insulation, a blocked condensate line or an unlevel unit, all of which can be diagnosed and fixed in one visit.

Who it's for

  • Opening a new shop inside a mall

We design an independent unit for your space and install ductwork and condensate lines before finishing work so your opening is not delayed.

How we work

How we work

  1. 1

    Site survey and loads

We visit the site and map every heat source: entrances, lighting, expected crowd density and facade orientation, then size the units correctly for each section.

  2. 2

    Design and materials

We design the duct network in our own workshop from G90 galvanised sheet to dimensions that give even air distribution, and select units from brands we distribute such as Carrier, YORK and Gree.

  3. 3

    Installation coordinated on site

We coordinate installation with the project programme so ductwork does not delay finishing trades, and run Mueller copper in runs of up to 30 metres without welded joints to reduce potential leak points.

  4. 4

    Start-up and maintenance contract

We start up the system and check air distribution in every section, then set a preventive and corrective maintenance schedule timed so work never overlaps with the shop's trading hours.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Basateen is a relatively modern district with large shopping malls and retail centres in contemporary buildings with very spacious interiors. Buildings here have better insulation than older areas, and rooftops are available for outdoor units, but heat load from strong lighting, dense crowds and constantly open doors demands carefully calibrated central systems. Piping and condensers face continuous thermal swings and high stress, so thermostat and humidity sensors need seasonal recalibration.

Al Basateen sits in north Jeddah, a modern district of large malls and shopping centres in contemporary architectural style.

Most large malls in Al Basateen use central HVAC with rooftop condensers and distribution ducts running below ground or within walls.

The AC setup in Al Basateen

  1. 1

Central system with insulated underground ducts

Modern malls in Al Basateen often have insulated ducts laid underground or within walls to minimise heat loss.

  2. 2

    Smart multi-zone thermostat control

Modern malls use smart control systems with separate thermostats per section or floor level, programmed for varying usage times.

  3. 3

    Rooftop condensers with ample space

Rooftops in Al Basateen's modern malls are spacious and accessible, allowing large or parallel condensers to be installed.

Before the visit

Before our visit in Al Basateen

  1. 1

Coordinate with mall management and in-house maintenance

Speak with the mall's in-house maintenance team beforehand to avoid scheduling clashes and ensure full access to equipment.

  2. 2

Have duct layout and thermostat maps ready

Ask the mall for a map of the duct distribution, thermostat locations and thermal zones before the visit for better planning.

  3. 3

    Confirm rooftop and underfloor access

Check that our team can safely access the roof and underfloor spaces where ducts and condensers sit.

FAQ

Questions about Mall & retail HVAC

How do you handle doors that open onto the street all day?

An open door pushes in hot humid air and spikes the heat load suddenly. We include that load in the design and direct a supply outlet above the entrance to form an air barrier that reduces mixing. The survey confirms which arrangement suits each specific doorway.

Do you install separate units for each mall tenant?

Yes. A separate unit per tenant means each shop controls its own cooling and a fault in one unit does not affect the neighbour. It also makes consumption readings straightforward and makes maintenance responsibility clear for each party.

Why do you prefer rooftop packaged units for malls?

A rooftop packaged unit keeps the condenser and evaporator in one casing above the roof, freeing every inch of shop floor from outdoor units and shortening the duct run. Maintenance happens on the roof without entering the shop, which fits scheduling work outside trading hours.

How do you handle Jeddah's heat and its effect on rooftop units?

Rooftop units in Jeddah work in hot, salty and dusty air that strains the condenser and speeds fin corrosion. We specify units with corrosion-resistant coatings and include coil cleaning and compressor and condenser checks in the preventive schedule of every maintenance contract.

Does air distribution design differ between a small shop and a large mall?

The site survey decides. A small shop may need only a concealed unit with directional grilles, while a mall requires a duct network with dampers zoned by area. In both cases the positions of lighting, visitor traffic and entry doors are recorded before supply outlets are placed.

These are large dense malls, how do you manage the HVAC efficiently?

We divide the mall into separate thermal zones with individual thermostats per area, and coordinate timing between peak and quiet hours to reduce load. Quarterly maintenance of condensers and ducts keeps efficiency high.

Does modern design and good insulation reduce maintenance needs?

Modern design cuts heat leakage, but high load from lighting and footfall keeps system stress high. Maintenance every three months is still essential.

What about duct cleaning in large underground or in-wall runs?

Hidden ducts need annual camera inspection and compressed-air cleaning if dust builds up. We send before-and-after photos of the condition.

Is calibrating multi-zone thermostats complicated?

No, but it takes care and understanding of usage patterns in each zone. We calibrate quarterly and record optimal settings in the mall's file.
