Who needs an operation and maintenance contract?

  1. 1

A facility without an in-house team

Hotels, factories and government buildings need someone daily to start chillers, watch pumps and log readings. Without a specialist team, a small fault grows before anyone notices.

  2. 2

    A facility with repeated breakdowns

Repeated breakdowns usually point to missed preventive work: a blocked filter, a compressor running under load, a worn pulley in an AHU. A contract catches these causes before they become full failures.

  3. 3

A government or hotel project that requires records

Some government and hotel clients require operating logs and regular maintenance reports. We produce these on schedule and keep them available whenever you need them.

Who it's for

  • Managing a hotel where the HVAC plant runs all day

We handle daily operation of chillers, AHUs and pumps, and produce the reading logs and reports your hotel management requires.

  • Running a factory where an HVAC stoppage halts production

We carry out preventive maintenance on compressors, coils and valves on schedule so your production line is not stopped in Jeddah's summer, and we repair any fault as soon as it appears.

How we work

How we work

  1. 1

    Site survey and plant assessment

We visit the facility and record all HVAC equipment, assessing the condition of each unit before signing, because the scope depends on what the survey finds.

  2. 2

    Agree scope and schedule

We set the preventive maintenance schedule with you, define the daily operating tasks and each party's responsibilities, and agree the format and frequency of reports.

  3. 3

    Start operations and preventive work

Our team handles daily operation and carries out preventive work on schedule: cleaning coils, inspecting compressors, testing valves and manifolds, and logging readings each round.

  4. 4

    Regular reports and ongoing follow-up

We send periodic reports covering work completed, observations and any parts replaced, so facility management stays fully informed about the plant's condition.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Al Buhayrat is a modern district far from the centre, hosting large tourism and residential projects: resort hotels with remote locations, residential villages housing hundreds of units, sports and leisure complexes. These sprawling projects run on a single central cooling system serving dozens of buildings, suites and flats, requiring heavy-duty compressors, large cooling coils and insulated pipes running across vast areas. In Jeddah's hot and humid summer, any compressor failure or small pipe leak disrupts service for hundreds of guests and residents. A comprehensive maintenance contract ensures a specialist team continuously monitors the system and logs every check and repair.

Al Buhayrat lies in far northern Jeddah, a modern tourism and residential area of large, geographically dispersed projects.

The large projects here use one or more central chillers serving hundreds of units rather than separate systems.

The AC setup in Al Buhayrat

  1. 1

Powerful central chillers serving hundreds of units

Large tourism and residential projects rely on massive chillers with high capacity, distributing chilled water at high pressure through insulated pipes over long distances.

  2. 2

    Insulated distribution pipes between buildings

Insulated copper pipes run from the central plant room across wide areas to each building and need regular checks for leaks and insulation loss.

  3. 3

Distributed air-handling units in each building

Each building or hotel wing has its own air-handling units connected to the central system, needing regular coil and filter cleaning.

Before the visit

Before our visit in Al Buhayrat

  1. 1

Identify the main plant room and access points

The central plant room may be in a restricted area. Ensure our team knows the exact location and has safe access and parking for equipment.

  2. 2

Provide a comprehensive map of pipes and buildings

We need a clear map showing pipe runs between buildings and zones, with shutoff valve locations, fans and control device positions at each site.

  3. 3

    Schedule maintenance around occupancy patterns

Agree with us on regular check-up times that don't disrupt guest and resident services, and tell us about peak and low occupancy periods.

FAQ

Questions about Operation & maintenance contracts

Do you handle plant operation as well as maintenance?

We cover both. Our team operates the plant daily: monitoring circuit pressures, water temperatures and flow rates, logging control-panel readings, and adjusting settings to match the load. Alongside daily operation, the contract includes preventive and corrective maintenance, with regular reports submitted to facility management.

What is the difference between preventive and corrective maintenance in your contract?

Preventive maintenance means inspecting components while they are still running: cleaning AHU coils, checking pump belts and fan bearings, verifying copper-pipe connections, and testing condenser and evaporator performance. Corrective maintenance starts when an actual fault is found, such as a tripping breaker, a degraded capacitor or a circuit leak, and the goal is to restore full plant performance.

Can you work on different brands of equipment in the same facility?

Yes. Many facilities combine equipment from several manufacturers on a single network. Our team works with Carrier, YORK, General, Midea, Gree and Smart Gold equipment within one unified operating system. When a contract covers multi-brand equipment, the initial site survey sets the specific procedures for each unit.

What happens when a worn part is found during a preventive maintenance round?

The technician records the finding in the inspection log and notifies the facility supervisor immediately. The extent of the damage and its effect on the rest of the plant is assessed, then the part is replaced or repaired under corrective maintenance before the fault develops and disrupts operation. The full incident is entered in the visit report.

What happens when a worn part is found during a preventive maintenance round?

We record the finding immediately in the round log and inform facility management of the part and the cause of the wear. After approval we replace the part and record it in the maintenance report. The final decision stays with you, and identifying the right part depends on the unit specifications noted in the survey.

How do you handle maintenance for large tourist resorts?

We arrange a unified contract covering the entire central system, guest suites and common areas. We visit regularly to inspect compressors, coils and pipes and log everything in regular reports.

Our project spans hundreds of units spread across separate locations, how do you maintain them all?

We schedule regular visits to each area and coordinate with project management to understand occupancy and access. The unified central network makes it easier to track each section's performance and resolve issues quickly.

This area is close to the sea with very high humidity, does it affect the systems?

Yes, high humidity speeds corrosion of pipes, coils and compressors. We increase maintenance inspections in coastal areas and clean coils more frequently.

The project is far from town, how quickly can you reach us for an emergency?

Response time depends on exact location and traffic, but the contract includes clear corrective priorities and emergency visit protocols agreed in advance.
