Who needs an operation and maintenance contract?

  1. 1

A facility without an in-house team

Hotels, factories and government buildings need someone daily to start chillers, watch pumps and log readings. Without a specialist team, a small fault grows before anyone notices.

  2. 2

    A facility with repeated breakdowns

Repeated breakdowns usually point to missed preventive work: a blocked filter, a compressor running under load, a worn pulley in an AHU. A contract catches these causes before they become full failures.

  3. 3

A government or hotel project that requires records

Some government and hotel clients require operating logs and regular maintenance reports. We produce these on schedule and keep them available whenever you need them.

Who it's for

  • Managing a hotel where the HVAC plant runs all day

We handle daily operation of chillers, AHUs and pumps, and produce the reading logs and reports your hotel management requires.

  • Running a factory where an HVAC stoppage halts production

We carry out preventive maintenance on compressors, coils and valves on schedule so your production line is not stopped in Jeddah's summer, and we repair any fault as soon as it appears.

How we work

How we work

  1. 1

    Site survey and plant assessment

We visit the facility and record all HVAC equipment, assessing the condition of each unit before signing, because the scope depends on what the survey finds.

  2. 2

    Agree scope and schedule

We set the preventive maintenance schedule with you, define the daily operating tasks and each party's responsibilities, and agree the format and frequency of reports.

  3. 3

    Start operations and preventive work

Our team handles daily operation and carries out preventive work on schedule: cleaning coils, inspecting compressors, testing valves and manifolds, and logging readings each round.

  4. 4

    Regular reports and ongoing follow-up

We send periodic reports covering work completed, observations and any parts replaced, so facility management stays fully informed about the plant's condition.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.

What sets this district apart

Al Fadilah is a relatively modern neighbourhood with hotels, resorts, conference halls, large shopping centres and some entertainment facilities, most using large centralised cooling systems covering multiple floors and spacious wings. These newer buildings are efficiently designed but due to heavy load and continuous all-day use, chillers, pumps and ducts need precise regular inspection. A maintenance contract ensures the system runs without interruption and preserves guest and customer comfort even in Jeddah's intense summer heat.

Al Fadilah in south Jeddah is a relatively modern district hosting hotels, resorts, large shopping centres and conference halls.

Most large buildings in Al Fadilah use powerful centralised water chillers connected to distributed air handler units across multiple wings and numerous floors.

The AC setup in Al Fadilah

  1. 1

Large-scale chillers with advanced air distribution

The resort and hotel buildings in Al Fadilah use very powerful chillers supplying chilled water to dozens of air handler units spread across multiple wings and floors.

  2. 2

Extended air ducts and large-diameter forced-air systems

Air ducts extend across very long distances to cover hotel wings and retail spaces, requiring precise monitoring of air pressure and flow rates.

  3. 3

Powerful multiple pumps with high-capacity electric motors

The system needs several large pumps to distribute chilled water across long distances, with each pump requiring separate inspection and regular maintenance.

Before the visit

Before our visit in Al Fadilah

  1. 1

Coordinate with hotel management and security

Resort buildings have strict security procedures, so notify management and security of our team's arrival time and introduce the guard to them beforehand.

  2. 2

Identify the central plant room and access capability

Ensure our team knows the location of the main plant room and chillers, and whether access requires a key or special permission from the engineering department.

  3. 3

Prepare an emergency plan in case of system failure

Discuss with management an emergency plan in case we need to shut down part of the system for maintenance, and prioritise critical wings like restaurants and halls.

FAQ

Questions about Operation & maintenance contracts

Do you handle plant operation as well as maintenance?

We cover both. Our team operates the plant daily: monitoring circuit pressures, water temperatures and flow rates, logging control-panel readings, and adjusting settings to match the load. Alongside daily operation, the contract includes preventive and corrective maintenance, with regular reports submitted to facility management.

What is the difference between preventive and corrective maintenance in your contract?

Preventive maintenance means inspecting components while they are still running: cleaning AHU coils, checking pump belts and fan bearings, verifying copper-pipe connections, and testing condenser and evaporator performance. Corrective maintenance starts when an actual fault is found, such as a tripping breaker, a degraded capacitor or a circuit leak, and the goal is to restore full plant performance.

Can you work on different brands of equipment in the same facility?

Yes. Many facilities combine equipment from several manufacturers on a single network. Our team works with Carrier, YORK, General, Midea, Gree and Smart Gold equipment within one unified operating system. When a contract covers multi-brand equipment, the initial site survey sets the specific procedures for each unit.

What happens when a worn part is found during a preventive maintenance round?

The technician records the finding in the inspection log and notifies the facility supervisor immediately. The extent of the damage and its effect on the rest of the plant is assessed, then the part is replaced or repaired under corrective maintenance before the fault develops and disrupts operation. The full incident is entered in the visit report.

What happens when a worn part is found during a preventive maintenance round?

We record the finding immediately in the round log and inform facility management of the part and the cause of the wear. After approval we replace the part and record it in the maintenance report. The final decision stays with you, and identifying the right part depends on the unit specifications noted in the survey.

The hotel runs 24 hours daily, how do you deliver maintenance without disrupting guests?

We schedule routine maintenance at specific hours late at night or early morning, focusing on inspection and cleaning of certain components without shutting down the whole system.

With such a large building and many wings, how do you track the status of every system component?

The maintenance contract includes comprehensive inspection of every air handler, every pump and every duct section, with all findings documented in separate reports for each wing or floor.

Intense summer heat increases pressure on the chillers, does this cause repeated faults?

Yes, intense heat increases chiller load, but regular inspection, consistent cleaning and monitoring reduce fault likelihood, and a maintenance contract provides that protection.

Modern systems may have smart electronic controls, can you work with those?

Yes, our team works with modern systems and electronic monitoring, reads data, interprets alerts and resolves faults in smart devices as part of the maintenance contract.
