Who needs an operation and maintenance contract?

  1. 1

A facility without an in-house team

Hotels, factories and government buildings need someone daily to start chillers, watch pumps and log readings. Without a specialist team, a small fault grows before anyone notices.

  2. 2

    A facility with repeated breakdowns

Repeated breakdowns usually point to missed preventive work: a blocked filter, a compressor running under load, a worn pulley in an AHU. A contract catches these causes before they become full failures.

  3. 3

A government or hotel project that requires records

Some government and hotel clients require operating logs and regular maintenance reports. We produce these on schedule and keep them available whenever you need them.

Who it's for

  • Managing a hotel where the HVAC plant runs all day

We handle daily operation of chillers, AHUs and pumps, and produce the reading logs and reports your hotel management requires.

  • Running a factory where an HVAC stoppage halts production

We carry out preventive maintenance on compressors, coils and valves on schedule so your production line is not stopped in Jeddah's summer, and we repair any fault as soon as it appears.

How we work

How we work

  1. 1

    Site survey and plant assessment

We visit the facility and record all HVAC equipment, assessing the condition of each unit before signing, because the scope depends on what the survey finds.

  2. 2

    Agree scope and schedule

We set the preventive maintenance schedule with you, define the daily operating tasks and each party's responsibilities, and agree the format and frequency of reports.

  3. 3

    Start operations and preventive work

Our team handles daily operation and carries out preventive work on schedule: cleaning coils, inspecting compressors, testing valves and manifolds, and logging readings each round.

  4. 4

    Regular reports and ongoing follow-up

We send periodic reports covering work completed, observations and any parts replaced, so facility management stays fully informed about the plant's condition.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Surur is an industrial and storage area with large warehouses and small food and chemical factories needing regular central cooling to preserve stock and raw materials. Buildings here are sprawling with large footprints, and copper pipes distribute across long underground and in-wall runs. Industrial dust and high humidity quickly affect chillers and filters, so regular maintenance and cleaning is vital to avoid production stops. We provide monthly reports including temperature, pressure readings and filter condition.

Al Surur lies in south Jeddah, an industrial and storage area with large warehouses and extended central cooling systems.

Most warehouses and factories here have screw chillers with long air distribution ducts and high-efficiency filters.

The AC setup in Al Surur

  1. 1

Large screw chiller with extended distribution network

Sprawling warehouses need high-capacity chillers with piping distributed over long underground and in-wall runs.

  2. 2

High-efficiency air filters in the distribution network

Industrial dust requires high-quality filters distributed at main distribution points to prevent rapid clogging.

  3. 3

Water treatment unit and copper pipes with scale protection

Hard water in the area requires treatment to prevent scale on pipes and coils and maintain cooling efficiency.

Before the visit

Before our visit in Al Surur

  1. 1

Tell us about critical production and storage schedules

Tell us when cooling must not be interrupted because production or storage is active. We plan routine maintenance around these periods.

  2. 2

Prepare drawings of pipes, filters and chiller location

Help us by providing a simple map of underground pipe runs, filter locations and chiller placement, so we understand system distribution before the visit.

  3. 3

Ensure access to chiller, pumps and water tanks

The chiller is usually outside the warehouse or on the roof, pumps in a plant room. Ensure locks are open and paths are clear of obstacles before the visit.

FAQ

Questions about Operation & maintenance contracts

Do you handle plant operation as well as maintenance?

We cover both. Our team operates the plant daily: monitoring circuit pressures, water temperatures and flow rates, logging control-panel readings, and adjusting settings to match the load. Alongside daily operation, the contract includes preventive and corrective maintenance, with regular reports submitted to facility management.

What is the difference between preventive and corrective maintenance in your contract?

Preventive maintenance means inspecting components while they are still running: cleaning AHU coils, checking pump belts and fan bearings, verifying copper-pipe connections, and testing condenser and evaporator performance. Corrective maintenance starts when an actual fault is found, such as a tripping breaker, a degraded capacitor or a circuit leak, and the goal is to restore full plant performance.

Can you work on different brands of equipment in the same facility?

Yes. Many facilities combine equipment from several manufacturers on a single network. Our team works with Carrier, YORK, General, Midea, Gree and Smart Gold equipment within one unified operating system. When a contract covers multi-brand equipment, the initial site survey sets the specific procedures for each unit.

What happens when a worn part is found during a preventive maintenance round?

The technician records the finding in the inspection log and notifies the facility supervisor immediately. The extent of the damage and its effect on the rest of the plant is assessed, then the part is replaced or repaired under corrective maintenance before the fault develops and disrupts operation. The full incident is entered in the visit report.

What happens when a worn part is found during a preventive maintenance round?

We record the finding immediately in the round log and inform facility management of the part and the cause of the wear. After approval we replace the part and record it in the maintenance report. The final decision stays with you, and identifying the right part depends on the unit specifications noted in the survey.

We store food products and high heat damages them, how do you monitor temperature?

We monitor warehouse temperature with distributed sensors and regular logging. We provide a monthly report showing average, high and low values for each zone, with immediate alerts if temperature exceeds safe limits.

Production dust quickly clogs the filters, how often do you replace them?

We inspect filters every two weeks and replace as needed or per manufacturer guidance. Clogged filters reduce airflow and strain the chiller, so regular replacement protects both the system and your product.

Sometimes power cuts hit the warehouse, does this damage the chiller?

Yes, sudden power cuts can stop the chiller and pumps abruptly, raising temperature quickly. We recommend a backup generator and checking electrical protection devices. We monitor any hard restart when power returns and log it.

The water in this area is very hard, does it affect the pipes and chiller?

Yes, hard water deposits calcium and minerals on pipe and coil walls, reducing cooling efficiency. We recommend water treatment, inspect for buildup every three months and clean when needed.
