When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Kandarah villas are modern and spacious with open-plan architecture and multiple storeys, requiring robust, advanced cooling systems to cover large areas and high-ceiling majlis. The coastal location means high humidity and salt in the air, raising corrosion risk in outdoor units, so units need strong protective coatings and regular upkeep to extend lifespan.

Al Kandarah sits in central coastal Jeddah, a district of modern spacious villas with contemporary architecture.

Most modern villas here use central HVAC with multiple zone controls or high-capacity multi-split systems.

The AC setup in Al Kandarah

  1. 1

Central system with multiple zone controls

Large modern villas use central systems with separate thermostats per floor or zone for individual comfort and energy savings.

  2. 2

    Advanced high-capacity multi-split

Some modern villas choose high-capacity multi-split systems with smart controls for precise management without complex duct runs.

  3. 3

    Outdoor units concealed on roof

Modern villas place outdoor units on the roof or in a hidden plant room to protect from coastal salt and humidity while maintaining appearance.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

Our modern villa needs a strong central system, what capacity is suitable?

System capacity depends on villa size, room count, majlis, storeys, humidity and solar load. We need an on-site visit to calculate the heat load accurately before recommending capacity.

Does coastal humidity in Al Kandarah affect the AC?

Yes, high humidity and salt accelerate outdoor unit corrosion, so we choose salt-resistant coated units and recommend servicing every six weeks to clean filters and pipes.

Our villa has a very large open majlis, how do we cool it evenly?

Large open spaces need high-capacity units with multi-directional air distribution, using either multi-head splits or a central system with strategically placed outlets.

The villa is new and ducts and wiring are not yet in, does that ease installation?

Yes, in new villas before construction completion, the system can be designed precisely and ducts and electrical runs installed more efficiently, but requires close coordination with the engineer and contractor from the start.
