When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Mulaisa villas are relatively modern, built on spacious plots with front and side gardens that provide ample room for spreading outdoor units. This allows multi-indoor/multi-outdoor setups without spoiling the street-facing elevation. The demand here focuses on even cooling distribution across villa floors and large living areas, with keeping bedrooms quiet at night.

Al Mulaisa lies in south Jeddah, a newer villa district on spacious plots with gardens and a layout separate from the older residential areas.

Most villas here are two or three storeys and need multiple outdoor units spread along the side and back to avoid the front facade.

The AC setup in Al Mulaisa

  1. 1

    Multi-indoor split system

Modern Al Mulaisa villas accommodate separate indoor units on each floor and zone, with one or several outdoor units serving them.

  2. 2

Ducted or split system per floor

Some villas choose ducted cooling for the ground floor and split units upstairs to get both flexibility and even cooling.

  3. 3

Hiding units in side and back gardens

Spacious gardens allow us to mount outdoor units away from the front, preserving the villa's street appearance.

Before the visit

Before our visit in Al Mulaisa

  1. 1

Provide a floor plan or photos of the villa layout

Photos of the floors and spaces help us choose indoor and outdoor unit locations before we visit.

  2. 2

    Mark sun-exposed roofs and walls

Tell us which roofs and walls get direct sun all day, so we avoid placing outdoor units there.

  3. 3

Ensure the back garden is accessible

Check that the path to the back garden is clear and safe, to ease installation and any future maintenance work.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa has a large majlis and small bedrooms, how do I pick the right cooling setup?

We design separate units for the majlis and bedrooms based on each space's needs, so the living area gets higher capacity and the rooms get finer, quieter control.

Where can I put the outdoor units so they do not show from the street?

Al Mulaisa's side and back gardens give plenty of space to hide the units, and we choose the spot that balances efficiency with looks.

Summer heat in the south is intense, can the system handle heavy continuous use?

We select units sized for the region's heat, and we mount the systems away from heat-catching roof edges and sun-exposed walls.

My villa's back yard is tight between the house and the wall, how much space does an outdoor unit need?

Most outdoor units need at least 30 to 50 cm clearance on all sides for proper airflow, and we inspect the site first to make sure.
