When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Rawasi is a relatively modern residential district with spacious villas on multiple floors and large outdoor areas, a layout that allows outdoor units to be positioned away from the main facade. This gives greater flexibility in choosing split multi-head or central systems, and reduces visual impact on the home. The larger spaces and separate floors mean a wide living room, kitchen and majlis cannot be adequately cooled by a single unit, so precise design before installation is essential.

Al Rawasi lies in east Jeddah, a modern villa district with spacious lots and regular setbacks between properties.

Most villas in Al Rawasi need multi-head split systems or ducted central AC distributed across separate floors.

The AC setup in Al Rawasi

  1. 1

    Multi-head split system per floor

The most flexible solution for multi-storey villas, independent control in each room and better energy efficiency.

  2. 2

Ducted central AC for larger homes

For very large villas, one central unit distributes cool air through hidden ducts in ceilings and walls.

  3. 3

Concealed outdoor units in courtyard or side area

Large outdoor spaces let us place units away from the main facade to keep your villa's appearance intact.

Before the visit

Before our visit in Al Rawasi

Send us a simple sketch or photo of your floor layout, rooms and majlis so we can choose the right system.

  2. 2

Identify sun-exposed sides of the villa

Tell us which sides of the villa face the sun all day so we assess cooling needs accurately.

  3. 3

Confirm access to rear courtyard or side area

Verify the rear or side courtyard is accessible for our team to install and service the outdoor units.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My villa has separate majlis and bedrooms, how do I cool each space properly?

We design a system that separates control between floors and main spaces, so your large majlis gets a more powerful unit while bedrooms have quieter, more efficient ones.

Al Rawasi has gardens and open courts, where can I place the outdoor unit without spoiling the house's look?

The large outdoor areas let us place units away from the main facade, in the rear or side courtyard, keeping them hidden and sheltered from the elements.

Jeddah's heat and direct sun hit my villa's side, does that affect cooling efficiency?

Yes, sun-facing walls need slightly more powerful units and better window insulation, both factored into our design for that exposure.

My villa's old, will the electrical wiring handle a central AC system?

It depends on the condition of the electrical circuits and breakers, so at our first visit we inspect the supply and advise if upgrades are needed before installation.
