When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Riyadh is a typical residential district in east Jeddah with multi-storey villas of relatively modern design, most with spacious majlis areas and upper-floor family zones, creating challenges in distributing cooling evenly. Upper floors usually face stronger solar heat and need dedicated units, while large majlis areas may need stronger cooling than other rooms without added noise.

Al Riyadh is in east Jeddah, a modern residential district with multi-storey villas and contemporary architectural designs.

Most villas in Al Riyadh are multi-storey with a large ground-floor majlis and upper sleeping floors, and outdoor units typically sit on roofs or rear yards.

The AC setup in Al Riyadh

  1. 1

    Multi-split system distributed across floors

Multi-storey villas in Al Riyadh typically use one outdoor unit per floor or section, allowing separate control of the majlis and upper floors.

  2. 2

    Central system with parallel ducting

Larger modern villas may choose a central system distributing air via ducts across floors, achieving better balance and unified control.

  3. 3

Outdoor units split between roof and rear yard

To reduce night noise and improve distribution, outdoor units are placed on the roof for the ground floor and possibly another in the rear yard for upper floors.

Before the visit

  2. 2

Check temperature differences across all areas

Note which areas are warmer or cooler and tell us when you book, as this helps us plan where to place the units.

  3. 3

Confirm safe access to the roof and rear yard

Make sure the team can safely reach the roof and rear yard to inspect suitable locations for the outdoor units.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

My ground floor gets very hot when doors open between rooms, what fixes this?

This needs careful distribution of cool air across the open areas, so we may use multiple units or a central system with carefully balanced ducts.

The second floor is much hotter than the ground floor. How do I fix this?

Upper floors receive more solar heat, so you may need a separate outdoor unit or additional indoor units to balance the temperature.

My villa is large and I am worried about high cooling costs. What is the cost-effective option?

We assess your most- and least-used areas, and may suggest a system that cools high-use zones more strongly and others less, or smart controls to reduce waste.

My roof gets direct sun all day. Does this affect the outdoor units?

Yes, roof heat affects the outdoor units' efficiency, but we can install thermal shielding or choose a less exposed location if one is available.
