When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Rughamah is a spread-out villa district with relatively large gardens and spacious streets, allowing more flexibility in positioning outdoor units. However, villas here can be large with multiple floors and scattered rooms separated by long distances, requiring either a powerful system to push air through long ducts or multiple distributed split units by zone. The intense heat means system efficiency and good thermal insulation are essential to avoid wasting energy.

Al Rughamah (Abraq Al Rughamah) in east Jeddah is a district of spread-out villas with large plots, spacious gardens and wide streets.

Large villas here typically need a powerful central AC system or multiple split units to cover the sprawling spaces and multiple floors.

The AC setup in Al Rughamah (Abraq Al Rughamah)

  1. 1

Powerful central system for very large villas

Sprawling villas here typically benefit from one powerful central system with a strong compressor and insulated ducts across floors.

  2. 2

Separate split units per floor and zone

Some villas prefer multiple split units per floor for individual control and better efficiency when cooling specific zones only.

  3. 3

Outdoor units on roof with sun protection

The large roof here allows outdoor units to spread away from windows, with canopies or shades to reduce direct sun exposure.

Before the visit

Before our visit in Al Rughamah (Abraq Al Rughamah)

  1. 1

    Bring the full villa blueprint

The blueprint shows floors, rooms and distances between them, helping us design the distribution system accurately.

  2. 2

    Identify direct sun exposure points

Knowing which facades and windows face the sun all day helps us select stronger unit capacities if needed.

  3. 3

Ensure roof and exterior walls are clear

Confirm the roof and exterior walls are free of obstacles and structures so we can safely install outdoor units.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

Our villa is very large with two floors and a huge garden, which system do you recommend?

We visit first and measure the spaces, then propose either a powerful central system covering both floors or separate split units per floor based on your budget.

Rooms are far apart, will cool air reach all corners?

Yes, if we choose a central system with sufficient capacity, and we recommend well-insulated ducts to minimise heat loss in transit.

The heat here is intense year-round, how do we improve AC efficiency?

We select high-efficiency units with top ratings, ensure copper pipes are well insulated, and recommend shading for sun-exposed windows and glass doors.

Our roof is exposed, can we put the outdoor unit there?

Yes, the spacious roof here is ideal for outdoor units, but we secure them well against wind and sandstorms, and recommend sun protection.
