When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

What sets this district apart

Al Wafa villas are smaller than southern districts, with narrow plots and limited or absent gardens in some cases. Interiors are compact but logical, with living rooms, kitchens and halls often adjoining. This demands small, efficient units positioned in tight spaces (side walls, roofs, or gate structures). The area is humid due to low elevation, and dust levels sometimes exceed northern zones.

Al Wafa, east Jeddah, is a district of compact villas on tight plots with minimal gardens and space-efficient designs.

Al Wafa villas typically use single split or small multi-split units due to limited space and narrow plot widths.

The AC setup in Al Wafa

  1. 1

Single split for a small villa

Small Al Wafa villas typically need just one split unit, with cold air reaching all rooms from the main lounge vent.

  2. 2

    Compact multi-split for multi-room villa

Slightly larger Al Wafa villas may use a compact multi-split (one outdoor unit with two indoor units) to cover both floors efficiently.

  3. 3

Outdoor unit on side wall or roof edge

Due to plot width limits, we mount the outdoor unit on a high side wall or roof edge away from street view.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

Our villa is small and space is tight, how do you size the AC unit?

We assess total area, room count and sun exposure, selecting a unit of precise capacity (neither oversized nor undersized) to cool efficiently without waste.

Our plot is very narrow and the garden is almost non-existent, where do you place the outdoor unit?

We identify smart placements like a narrow side wall, above the front gate, or a roof corner, depending on your villa design and available electrical routing.

Our air is dusty and humid, does this reduce the AC efficiency?

Yes, dust and humidity reduce outdoor unit efficiency. We recommend cleaning the indoor filter every two months and the outdoor unit every three months during summer.

Our villa is close to the neighbouring one, are there issues with pipe and power runs?

Proximity to a neighbour does not prevent installation, but we carefully study spacing between units and choose safe wall routes for pipes and cables away from neighbour walls.
