When you need a villa HVAC specialist

  1. 1

    A new villa before finishing

The finishing stage is the right time to plan the cooling before walls and ceilings close. We decide the system type for each floor and the pipe routes, saving you from cutting and drilling later.

  2. 2

A large majlis that never feels cool

Large sitting rooms need a different approach from ordinary rooms. Ceiling height, number of openings and sun direction in Jeddah all affect the choice, and the site survey is what decides the right solution.

  3. 3

    Old noisy units disturbing sleep

AC noise in a bedroom breaks sleep and wears on the family. Choosing the right system and placing it correctly gives the room the cooling it needs without sound that disturbs you or the people sleeping near you.

Who it's for

  • Living in a villa and replacing old systems

We study what is already in your villa floor by floor and propose systems that fix noise and uneven cooling without unnecessary cutting through finished walls.

How we work

How we work

  1. 1

    Full villa survey

Our team visits every floor, studying sun exposure, ceiling heights, room count and how each space is used, before we suggest any system.

  2. 2

A cooling plan floor by floor

We produce a plan that names the system type for each zone, the indoor and outdoor unit positions, and how the work fits around any finishing trades already on site.

  3. 3

    Installation and pipe runs

We install the agreed systems floor by floor, run insulated copper and drain lines, vacuum each line before start-up, and confirm that units near bedrooms run quietly.

  4. 4

    Handover and maintenance contract

We start every unit with you present and check cooling in each room, then offer a preventive and corrective maintenance contract to keep the whole system performing through the summer.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.

What sets this district apart

Radwa villas are distinguished by their hilltop locations and elevation above sea level, meaning greater exposure to winds, dust and sharp weather changes. These conditions demand units with high durability and designs that protect the condenser from sand and dust ingress. The villas vary in size from modest to medium, many with multiple floors needing balanced cooling. We choose a robust split or hydronic system that resists harsh conditions.

Radwa is in north-east Jeddah on elevated terrain, a district of modern villas exposed to strong winds and heavy dust.

Most villas here use protected multi-head split systems with outdoor units shielded from wind and dust, some fitted with additional filters.

The AC setup in Radwa

  1. 1

    Multi-head split with dust protection

We select units with enhanced filters and condenser designs that protect against sand and dust in Radwa's harsh environment.

  2. 2

    Positioning units in wind-sheltered angles

We carefully select mounting locations to minimize wind impact and maintain operational efficiency.

  3. 3

Hydronic system for larger villas with high protection

Larger villas may benefit from a central hydronic system designed and protected for harsh conditions.

Before the visit

Before our visit in Radwa

  1. 1

Identify wind-sheltered areas on your property

Tell us which sides of your villa have natural wind protection so we can position outdoor units optimally.

  2. 2

Ensure foundation readiness for secure mounting

Verify that roofs and walls are structurally sound and free of cracks, and that the foundation safely supports the weight of outdoor units.

  3. 3

    Prepare a maintenance schedule plan

Due to heavy dust, seasonal or twice-yearly cleaning is essential; agree with us on the first maintenance date before we visit.

FAQ

Questions about Villa & home HVAC

Should I use central AC or a split for each room?

There is no single answer that suits every villa. One floor with rooms close together may suit a concealed central system, while separate floors or spread-out rooms often work better with individual splits. The site survey is what decides the right fit for your space and how you use it.

How do you keep the facade tidy with outdoor units on it?

At the survey we look at every option: the roof, the back or side of the building, and ventilation shafts. We choose a spot that gives the unit enough air and is easy to reach for servicing, without putting outdoor units on the main front or creating noise in the street.

How do Jeddah's dust, humidity and salty sea air affect a home system?

Humid, salty air affects heat exchangers and exposed outdoor units over time, and dust blocks filters faster than in dry climates. We take this into account when placing outdoor units away from direct sea winds, and a preventive maintenance contract catches that build-up before it hurts performance.

Do you handle both installation and maintenance for the whole villa?

Yes, we handle design and installation and then offer a preventive and corrective maintenance contract covering every system in the villa. Having one contractor who knows what was installed makes any later servicing or repair faster and more accurate, and you never have to explain each unit's history to someone new.

How do you decide between a concealed unit and a visible split for a room?

The decision depends on ceiling height, the type of finish and the building stage. A room with a high ceiling and generous floor area may accept a concealed cassette, while a small room with a low ceiling or a fully finished space often suits a visible split. Where the outlet sits also affects how air reaches every corner, and the site survey is what settles the choice.

Do strong winds affect the condenser's efficiency?

Yes, Radwa's winds put extra stress on the condenser. We choose robust units and position them in sheltered angles or use windbreaks when needed.

Does dust and sand clog the condenser quickly?

Yes, dust exposure requires more frequent cleaning than other areas. We recommend regular maintenance contracts and seasonal condenser cleaning.

Does the altitude and heat together increase the cooling load?

The altitude reduces air density, which affects performance, so we recommend selecting units with higher capacity than standard calculations.

Can outdoor electrical wiring handle the strong winds?

We use moisture and salt-air protected electrical connections mounted in secure metal conduit, and we verify protection before installation.
