AHU servicing

AHU maintenance in Al Asla'a

AHU maintenance in Al Asla'a targets residential and small commercial buildings across East Jeddah. When airflow distribution deteriorates or temperatures vary between floors, the fault usually lies in the filters, coils and dampers inside the unit. We service these components to restore airflow balance across all served areas.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Asla'a is a relatively older residential area mixing simple, compact apartment blocks with neighbourhood shops and clinics. Most buildings here have modest heights of 4 to 8 storeys and rely on small or medium-sized air handling units if equipped with central AC, though some older buildings still use split units. The coils and filters in these units face dust and moisture buildup due to the coastal location and high heat. Routine maintenance is essential to ensure continuous even airflow and prevent blockages.

Al Asla'a is in East Jeddah, an older residential area of simple, compact apartment blocks with small shops and clinics.

Most residential buildings in Al Asla'a are 4 to 8 storeys tall, and if equipped with a central system use one small to medium-sized AHU.

The AC setup in Al Asla'a

  1. 1

    Small or medium AHU

Small buildings in Al Asla'a have one small or medium AHU serving the entire block, making inspection and maintenance straightforward.

  2. 2

    Very simple manual dampers

Older buildings in Al Asla'a use very simple, basic manual dampers, requiring straightforward periodic checks to ensure they are not stuck or broken.

  3. 3

Small coils that get dirty easily

The internal coils in small units get dirty easily due to coastal humidity and dust, requiring regular precise cleaning to maintain cooling efficiency.

Before the visit

Before our visit in Al Asla'a

  1. 1

Ask the caretaker or owner for the exact unit location

Ask for the exact location of the AHU and how to access it, whether on the roof, in a dedicated space or in the courtyard.

  2. 2

Confirm the space around the unit is safe and accessible

Check that all corridors and spaces around the unit are clear of obstacles and stored items, and that the team can work safely.

  3. 3

Alert the building to the visit date at least one day before

Contact the building caretaker or owner at least a day before to secure access permission and coordinate the visit timing.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

My building is old, I am unsure if it has central AC or individual units?

We need to inspect the building directly to determine the system type. If you have central AC we will service the AHU; if you have split units we will clean them appropriately.

The small courtyard holding the outdoor unit is very tight, can you work in it?

We need to see the space before the visit date. If it is safe and adequate we can access it; if it is dangerous or too tight we recommend widening the space or repositioning the unit.

Dust on windows and furnishings builds up quickly after cleaning, why?

A blocked filter allowing dust through, or a dirty coil reducing cooling efficiency, may be the cause. We inspect and clean or replace the filter and coils to improve air quality.

How often should routine maintenance visits occur in Al Asla'a?

We recommend inspecting the AHU every 3 to 6 months depending on dust levels and usage. During summer months more frequent checks may be needed.
