When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Fayhaa is a modern central district with apartment blocks, hotels, nightclubs and restaurants, mostly fitted with advanced central air systems. Because buildings have mixed uses and systems face different pressure between hotel, residential and commercial operation, AHUs work intensively and filters get dirty fast from crowds and varied activities. Regular, effective maintenance keeps indoor air quality and guest and resident comfort high.

Al Fayhaa sits in central Jeddah, a district of modern residential, hotel and entertainment buildings with regular streets and plazas.

Most hotels and commercial buildings in Al Fayhaa rely on powerful central AHUs with advanced controls, because of high demand for air quality.

The AC setup in Al Fayhaa

  1. 1

Multiple units with advanced zone division

Mixed-use buildings in Al Fayhaa often have multiple AHUs with advanced zone controls to deliver different comfort levels based on usage.

  2. 2

    Strong dehumidification systems

Hotels and restaurants need powerful cooling coils and effective drainage in their AHUs to handle humidity from activities and crowds.

  3. 3

    Multi-stage high-quality filters

Units in hospitality buildings use multi-stage filters to ensure very high air quality and remove particles and odours.

Before the visit

Before our visit in Al Fayhaa

  1. 1

Coordinate with hotel or mixed-use management

Hotels and mixed-use buildings need advance coordination to avoid service disruption, so check that management and key staff know the maintenance timing.

  2. 2

Request a zone and division map

A map showing how units distribute air across zones helps the team understand the layout and check each area correctly.

  3. 3

Ensure access to all plant rooms

Mixed-use buildings may have more than one plant room, so ensure the team can safely reach all rooms and keys are available.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Hotels and restaurants need high air standards, how do you support this?

We inspect AHUs, coils and dampers regularly to ensure indoor air meets quality and safety standards, and replace filters more frequently in high-traffic buildings.

Mixed-use buildings combine hotel, residential and commercial, does one AHU cover all?

Some buildings have separate units per section, others use one central unit with zone controls. We inspect systems and ensure balance between zones based on usage patterns.

High humidity from restaurants and pools, how does the AHU protect against this?

The unit's cooling coils and drainage systems are designed to remove excess humidity. We regularly inspect coils and drains to prevent mould and moisture buildup.

Residential and hotel sections have different occupancy times, does this affect maintenance scheduling?

Yes, hotels operate round the clock while residential has set hours, so we coordinate servicing with building management to avoid disruption during peak times.
