When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Hindawiyah is in the heart of old downtown, with closely built residential and commercial blocks, shops on ground floors and flats and offices above. Several of these older buildings have central AHUs inherited from the 1980s and 90s, working hard under the congestion, intense summer heat and humidity. Dust and salt from the nearby coast clog filters and coils quickly, and manual dampers often need resetting to balance air between the tight floors.

Al Hindawiyah sits in historic downtown Jeddah, an older district of crowded popular markets and closely packed shops and buildings.

Most AHUs here are relatively old and serve limited floors within the same building, with mostly manual dampers needing periodic readjustment.

The AC setup in Al Hindawiyah

  1. 1

Older AHUs on roofs or tight plant rooms

Most older buildings have AHUs on roofs or in very tight plant rooms, with limited maintenance access points.

  2. 2

Older steel ductwork may need patching

Ducts in older units are steel and may have small leaks affecting the balance.

  3. 3

Manual dampers need lubrication and reset

Manual dampers in old units need regular lubrication and resetting to move air evenly.

Before the visit

Before our visit in Al Hindawiyah

  1. 1

Confirm safe roof or plant-room access

Roofs or plant rooms in older buildings can be hazardous. Verify that stairs and passages are safe before the visit.

  2. 2

Coordinate with the building owner or shop

Maintenance may interrupt fresh air for hours, so inform the owner or shop operator about the visit time and expected duration beforehand.

  3. 3

Locate the AHU's electrical circuit breaker

In older buildings the breaker may be distant or unmarked, so locate it beforehand to safely disconnect power.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The building is old and the AC is from the 1980s, is the AHU worth cleaning?

Yes, regular cleaning extends the life of an old unit significantly. We remove dust from filters, coils and dampers to restore airflow, even in vintage equipment.

The street is tight with parked cars, how do you bring in equipment?

Our team carries maintenance tools by hand and climbs to the building. We coordinate with you beforehand to secure a small loading space.

Does humidity and salt from the nearby sea clog the AHU much?

Yes, salt and humidity speed up coil, filter and bearing corrosion. Filters soil fast, and we recommend cleaning every two months in areas close to the sea.

The manual dampers on the upper floors seem to underperform, is that normal?

The dampers may need lubrication or resetting after years of heavy use. We inspect them, clean the mechanisms and readjust them to balance air between floors.
