AHU servicing

AHU maintenance in Harat Al Mazloum

AHU maintenance in Harat Al Mazloum, downtown Jeddah, serves older residential, office and hotel buildings with central systems. When fresh air drops or thermal balance fails across floors, the issue usually lies within the AHU itself, not the chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Harat Al Mazloum is an historic downtown district of relatively tall residential buildings with small offices and hotels, many fitted with earlier-generation central systems. These systems suffer faster dirt and humidity buildup in coils and filters due to heavy daily use and air pollution in the narrow streets, cutting the efficiency of air distribution between floors and wings.

Harat Al Mazloum sits in Jeddah's historic downtown, a high-density district of older tall buildings with narrow, heavily polluted streets.

Most buildings here run relatively older AHUs, usually positioned in upper plant rooms or on roofs to distribute air across multiple floors.

The AC setup in Harat Al Mazloum

  1. 1

    Older-style AHUs sited on rooftops

Most buildings in the area place their AHUs on rooftops to distribute air by gravity and pressure, exposing them to the elements and dust more.

  2. 2

    Simple filters and older coils

The units use basic filters and older-generation coils requiring careful cleaning and handling to avoid damage during disassembly.

  3. 3

    Vertical distribution across multiple floors

Air is distributed from the roof down through vertical ducts and openings, so any coil blockage affects all floors.

Before the visit

Before our visit in Harat Al Mazloum

  1. 1

Arrange roof or plant room access

Tell us in advance how to reach the roof or plant room, and ensure corridors and doors are clear and safe.

  2. 2

Coordinate with building or hotel management

Notify management of the maintenance schedule ahead, especially if it requires temporarily stopping the air supply or accessing shared areas.

  3. 3

    Confirm roof or height safety

If the unit is on the roof, confirm safety harnesses or railings are available and that the team will observe full safety precautions.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Does AHU maintenance help in old downtown buildings?

Absolutely. Old buildings here need more frequent maintenance because the units draw heavily polluted outside air, and filters and coils clog faster.

The AHU is on the roof, how do we access it safely?

Confirm the roof access is safe and has a sturdy ladder or stair, agree the timing and route with us before the visit, and our team is trained for working at height.

Does street pollution clog the coils faster in narrow alleys?

Very much so. Narrow streets and polluted air increase dust and contaminant particles on the unit's filters and coils, so they need cleaning more regularly than in newer districts.

Does old wiring affect the safety of AHU maintenance?

Yes, we disconnect power carefully and inspect wiring and switches before and after work, as older connections may be corroded or unsafe.
