AHU servicing
AHU maintenance in Al Karamah
AHU maintenance in Al Karamah, south Jeddah, targets residential, commercial, hospital and school buildings. When fresh air drops or temperatures vary between zones, the solution usually lies within the air handling unit, not the chiller.

When an AHU needs attention
- 1
Weak airflow or smells in the building
A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.
- 2
Unusual noise from the plant room
A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.
- 3
Uneven distribution between zones
One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.
Who it's for
Your office staff are complaining about poor cooling
We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.
Ask on WhatsAppYou run a medical facility or a large hall
We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

What AHU servicing covers
- Filters checked, cleaned or replaced
- Belts and bearings checked, tensioned
- Coil and drain pan cleaned
- Dampers and fresh-air intake set
- Airflow, noise and motor measured
How we work
How we work
- 1
Unit and system survey
We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.
- 2
Mechanical inspection
We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.
- 3
Clean and adjust
We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.
- 4
Performance check and handover
We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.
Planned servicing or breakdown response?
| Alrabih | The usual way | |

| Filters and coils | Inspected and cleaned regularly | Ignored until failure |
| Belts and bearings | Changed before they fail | Found after the unit stops |
| Air quality | Clean and balanced airflow | Ongoing occupant complaints |
| Condition report | Written after every visit | No record kept |
| Fresh-air intake | Checked and adjusted each visit | Neglected until air quality worsens |

What sets this district apart
Al Karamah is a developing residential and commercial district with modern apartment blocks, schools, small hospitals and service centres, mostly equipped with central systems and AHUs. The area sees heavy daily use due to its young population and educational and medical activities, accelerating dirt and particle buildup on filters and coils, demanding strong regular maintenance to preserve air quality and thermal balance.
Al Karamah lies in south Jeddah, a developing modern district with residential, educational and healthcare buildings and orderly streets.
Most buildings here use modern centralised AHUs sited in central plant rooms on ground or upper floors, connected to advanced distribution networks.
The AC setup in Al Karamah
- 1
Modern centralised AHUs
Modern buildings here use high-efficiency centralised AHUs in dedicated plant rooms, connected to advanced distribution systems for each floor or wing.
- 2
High-grade filters and coils
Modern units feature advanced filters and copper or aluminium coils, requiring cleaning every four to six weeks.
- 3
Distribution systems with zonal control
Air is distributed through insulated ducts with controllable dampers per zone, improving temperature control and balance across the building.

FAQ
Questions about AHU maintenance
What is the difference between AHU servicing and duct cleaning?
AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.
Can the AHU be serviced while the building is occupied?
In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.
How does Jeddah's humidity affect AHUs specifically?
High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.
When does a bearing need replacing rather than just greasing?
If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.
How do you tell whether the fan needs balancing rather than just lubricating the bearings?
Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.
Does heavy use in schools and hospitals increase maintenance needs?
Yes, heavy daily use and high occupancy increase dirt and bacterial buildup on filters and coils, requiring more frequent and thorough maintenance.
Does recirculated air quality affect occupant health?
Yes, polluted air from clogged filters or dirty coils can worsen allergies and respiratory illness, so strong regular maintenance is essential for indoor air quality.
Does central AC need periodic refrigerant pressure checks?
Yes, we check refrigerant pressure and coil and motor performance as part of AHU maintenance, to ensure efficiency and safety.
Can unbalanced air distribution between building zones be fixed?
Yes, cleaning and balancing filters, coils and bearings in the AHU restores proper distribution, and we may also need to check dampers and ducts.
